Azizi Sakandar caps out at two bedrooms and bets on compact rentals

Azizi Sakandar does not include any three bedroom units. The unit mix stops at studios, one bedroom and two bedroom apartments, with retail space at the base of the building. In Al Furjan, where larger families typically look at Nakheel's townhouses, this choice targets a different buyer: single professionals, couples and investors after units that are easy to rent out. Azizi Developments has set handover for December 31, 2027. The project adds to an already long list of buildings the developer has built in the same neighbourhood.

Studios, one and two bedrooms, nothing larger

The brochure does not break down unit sizes, but the mix speaks for itself. A building with no large units fills its inventory with lower entry price points, which opens the door to a wider pool of buyers. On the rental side, Al Furjan's studios and one bedroom units tend to attract staff working at Jafza, Expo City and Dubai Investments Park, three employment hubs all within twenty minutes. The two bedroom units suit a couple with a young child. Anyone needing space for a larger household will have to look elsewhere.

Eleven residential floors over three basement levels

The building has three basement levels, a ground floor, two podium levels, eleven residential floors and a roof. That comes to seventeen levels counting the roof, of which only eleven hold apartments. The basements are used for covered parking, a real plus in a neighbourhood where streets get crowded in the evening. The podium houses the shared amenities and retail units. The developer talks up panoramic city views, but at this height it is really only the top floors that will clear the roofline of neighbouring buildings of similar scale.

Cinema, sauna and hammam among the shared facilities

The amenities list goes beyond what is typical for a building of this size. A residents only cinema room is the most unusual feature, and it is still rare in Al Furjan's mid market segment. The wellness area includes a sauna, a hammam, a shared gym and a rooftop pool. Kids get two play areas, one indoor and one outdoor, so they can be used even in peak summer heat. These facilities come at a cost: service charges will need checking before any purchase, since they weigh directly on the net yield of a studio.

Expo City 12 minutes away, Jafza 20

According to the developer, Al Furjan metro station is seven minutes away, sitting on the red line that serves Expo City. Expo City Dubai is a twelve minute drive, while Ibn Battuta Mall, Dubai Marina and JBR sit around fifteen minutes out. Jafza and Palm Jumeirah are both twenty minutes away. DIFC, Business Bay and Al Maktoum International Airport (DWC) are roughly twenty five minutes out, and DWC's planned expansion is set to eventually make it Dubai's main airport. This proximity to DWC is the strongest long term argument for the whole western side of the city, Al Furjan included.

Azizi keeps adding addresses in Al Furjan

Azizi Developments has been building in this neighbourhood for more than a decade and has already handed over numerous mid sized residential buildings there. Sakandar follows the same playbook: an amenity packed podium, small unit typologies and a dense service offering. The developer is also running Azizi Amir in parallel, also in Al Furjan and also due in 2027. Buyers will need to weigh up two products from the same developer that will end up competing against each other on resale and rental alike. Freehold status opens the purchase to foreign buyers, as is standard across the area. The December 31, 2027 date is a contractual commitment worth keeping an eye on, since Azizi has had handover delays on some of its other projects in the past.
