Only two unit types, nothing else: Azizi Neila bets on small footprints

Azizi Neila offers nothing but studios and one-bedroom apartments. No two-bedders, no penthouses, no attic duplexes. The building stacks a ground floor, two podium levels and nine residential floors, twelve levels in total, which is a modest scale by Al Furjan standards. Azizi Developments is clearly targeting a buyer after a lower entry price and an easy-to-rent unit, rather than a family looking for a primary home. Handover is set for March 31, 2027, on a freehold basis.

Nine residential floors sitting on a retail base

The ground floor houses retail space that the developer describes as upmarket, done in a neutral palette. Above it, two podium levels handle parking and part of the shared amenities. The apartments start from there and run across nine floors. The facade follows a plain contemporary design, with straight lines and light tones, without any particular architectural statement. Floor-to-ceiling windows run through the apartments, a useful detail in small units where natural light matters more than square footage.

A product built for renting out to Jebel Ali workers

The choice of studios and one-bedrooms makes sense once you look at the map. The Jafza free zone, home to thousands of logistics and trading companies, sits about seven minutes away by car. Its employees, often single or in couples without children, look for compact housing close to work. Dubai Marina and JBR are thirteen minutes away, which widens the rental pool to young professionals working further east. For an investor, the target tenant profile is fairly easy to read, even though competition in this segment is stiff in the area.

Metro's Route 2020 line five minutes away

Discovery Gardens station, on the Route 2020 branch of the Red Line, is said to be five minutes away. This line connects the area to Expo City Dubai on one side and to the rest of the network on the other, via the Jabal Ali interchange. By road, Mohammed Bin Zayed Road is about ten minutes away, and Sheikh Zayed Road stays close by. Ibn Battuta Mall is seven minutes off, Palm Jumeirah and Expo City fifteen. DIFC and Business Bay, on the other hand, take twenty-five minutes according to the developer, and Al Maktoum International Airport (DWC) half an hour.

Azizi is playing on home turf in Al Furjan

Azizi Developments isn't stepping into unfamiliar territory here. The developer has already delivered several residential buildings in Al Furjan, along with largely commercial projects such as Azizi Plaza. It's also running other schemes of similar scale in the area at the same time, which raises the question of competition between its own handovers. Neila follows the in-house formula: retail base, podium, a handful of residential floors and a set of shared amenities. Buyers therefore know roughly what to expect, for better or worse, and can tour already-occupied buildings from the same developer to judge the finishes for themselves.

Pool deck with cabanas and ground-floor retail

The centerpiece is the pool deck, with a shared pool and cabanas, rounded out by lounge areas and an outdoor seating space. A shared gym, a children's play area and landscaped walkways complete the offering. The ground floor is set to include cafes and restaurants, a real day-to-day plus for tenants who don't always own a car. Security relies on round-the-clock video monitoring and a reception lobby. None of this is new for Al Furjan, but it fits the scale of the units on offer.
