Over 30 unit layouts across 48 residential floors
Ôrise Tower A offers a range of layouts rarely seen in a single building: more than thirty configurations, from a 690 square foot one-bedroom up to a penthouse. Beyond by Omniyat is building the first of the two Ôrise towers at Dubai Maritime City. Both buildings share a basement, a ground floor and a three-level podium, then rise independently from there. Tower A climbs 48 residential floors above that shared base. Handover is scheduled for January 2028, on a freehold basis.
One-bedrooms, chalets, penthouses: a broad catalogue
The unit mix goes well beyond standard apartments. The brochure lists one to three-bedroom units, two and three-bedroom chalets, three and four-bedroom signature residences, and penthouses topping the building. The smallest units, a type A1, measure 607 square feet internally plus 111 on the terrace, for 718 square feet total. A type A4 on podium level P3 reaches 758 square feet internally with a 232 square foot terrace. This spread lets the project target both young single professionals and families looking for three or four bedrooms. Dual-aspect units, facing both city and coastline, are spread across the full height of the tower.
A facade of staggered glazed volumes
The architectural concept relies on volumetric glazing and volumes that shift from one level to the next. This shifting geometry breaks up the monolithic verticality typical of towers on the peninsula. The floor plans confirm this approach: balcony sizes vary widely between unit types, from 42 square feet for a compact type C to 270 square feet for a type A3 on the podium. The podium levels (P2, P3, P4) offer noticeably larger outdoor areas than the standard floors above. As a result, two apartments with the same number of bedrooms can have very different indoor-outdoor ratios depending on the floor chosen.
Sauna, Zen garden and an olive grove
The amenity list goes beyond the usual pool, gym and lobby combination. The complex includes a creative center, coworking areas, a sauna and a hammam, and several swimming and relaxation pools. A Zen garden sits alongside a Vitality center, and a green oasis features an olive grove, an unusual detail on land reclaimed from the sea. There is also a yoga studio, a meditation area, a pool deck and a sundeck, plus a dedicated children's play area. These facilities are shared between the two towers through the common podium, spreading their use across a larger resident base.
Two minutes from Mina Rashid, seven from Jumeirah
Dubai Maritime City sits on an artificial peninsula between Port Rashid and old Dubai. Mina Rashid is two minutes away, with the cruise terminal and maritime heritage sites right next door. The brochure puts DIFC at nine minutes, Downtown Dubai and Burj Khalifa at twelve, the Gold Souk also at twelve, and Jumeirah Beach at seven. Dubai International Airport remains a fourteen-minute drive. The district is undergoing major redevelopment, with several residential towers due for completion between 2027 and 2029, pointing to rapid growth in nearby amenities.
Beyond by Omniyat and the second tower in the pair
Beyond is the residential arm of Omniyat, a developer known in Dubai for its high-end projects along the Canal and in Business Bay. At Dubai Maritime City, the group has several developments underway, including The Mural, Talea and Ôrise Tower B. Buying into Tower A means buying into a two-tower complex where the second building has a different design signature, with apartments rotated ten degrees to angle views toward the sea horizon. Simultaneous delivery of the shared amenities therefore depends on progress on both buildings. For a buyer, this means assessing the whole complex, not just one tower in isolation.
