Two towers of different heights linked by a three-level podium

Soulever doesn't play it symmetrical. Beyond by Omniyat stacks two towers here with deliberately mismatched heights, 31 residential floors for Tower A and 44 for Tower B, set on a ground floor and three podium levels planted with tropical gardens. The project sits on a waterfront plot at Dubai Maritime City, a short walk from The Cove and The Forest, two landscaped areas of the peninsula. The range runs from an 842 sq. ft. 1-bedroom up to a 5-bedroom penthouse exceeding 15,000 sq. ft. Handover is set for March 2029, on a freehold basis. The entry EOI is fixed at AED 100,000.

The contrast in scale between the two towers shapes the whole project. The facades combine curtain walls, dark stucco, textured paint and bronze-tinted aluminium panels, a vocabulary that stands apart from the white tones dominating neighbouring towers in Maritime City. The balconies play with staggered layouts and overlapping shapes, breaking up the verticality and framing the views. The sharp edges of the volumes also carry the greenery of the terraces. The overall aim is a sculptural silhouette rather than a repetition of identical floors.

From 1-bedroom to a 15,000 sq. ft. penthouse

The catalogue covers nearly every format. There are 1, 2 and 3-bedroom apartments, a 1-bedroom-plus-study variant, 2-bedroom layouts with a maid's room, 4-bedroom duplexes over 3,100 sq. ft., and 5-bedroom penthouses reaching close to 16,000 sq. ft. At the base of the towers, three-level podium chalets add a rare typology, complete with a private rooftop terrace and pool.
