About this project

Cordoba lays the first stone of a 4,000-home district

Bloom Living spans 2.2 million square metres in Zayed City and will eventually hold more than 4,000 villas, townhouses and apartments. Cordoba is the very first phase, with just 257 homes. Bloom Properties is selling 2 and 3 bedroom townhouses and 3 to 6 bedroom villas there, all on a freehold basis. Handover is scheduled for August 2025. Buying into phase 1 of a master plan means getting in early on a limited number of plots. It also means accepting that the rest of the district will be under construction around you for several years.

Phase 1 of a project planned across eleven releases

Cordoba opened sales for Bloom Living. Other phases have since followed: Seville as phase 5, Marbella in tenth position, Malaga in eleventh, and Alhambra closing out the sequence. In practice, the first Cordoba owners will get their keys while most of the district is still being built. The central lake, the Town Centre and the two schools promised in the brochure all depend on this phasing. Buyers need to separate what will be delivered alongside their home from what will arrive later. This gap is the usual trade-off of buying into a first phase.

From the 2 bedroom townhouse to the 6 bedroom villa

The range is broad for a release of 257 units. Townhouses start at 2 bedrooms and go up to 3. Villas pick up from 3 bedrooms and run as high as 6. The brochure shows renderings of 3, 4, 5 and 6 bedroom villas alongside a 3 bedroom townhouse, suggesting a deliberate overlap at the 3 bedroom mark between the two formats. This lets a buyer choose between a shared wall and a standalone plot for the same room count. The developer highlights large glazed windows and open layouts, without giving floor areas in the materials provided.

Arched doorways drawing on Andalusian style

The name is no accident. Cordoba, the Andalusian city shaped by centuries of Mediterranean influence, is the reference point for the phase's architectural language. Bloom Properties plays up arched entrances, light facades and worked detailing. This Spanish-inspired approach carries through every phase of the district, each one named after a city in southern Spain. Cordoba effectively served as the stylistic prototype for the rest of the master plan. The actual finish quality will need to be judged in person, since the brochure describes it without naming suppliers or materials.

Pool, gym and dog park within the phase

At the phase level, the amenities listed are what you'd expect from a family scheme: a shared pool, a communal fitness room, a children's play area, barbecue spots and a sunken outdoor lounge. Covered and outdoor parking, CCTV and walking paths round out the offer. At the district level, the list grows to include a beach club by the lake, a health club, tennis courts, a yoga park and a farming park. The dedicated dog park is worth noting, as it's still uncommon in Abu Dhabi communities. Cycle paths are meant to let children bike to school.

Ten minutes from the airport, twenty from Yas Island

Zayed City sits on the capital's eastern edge, along the route to the international airport. The developer quotes 10 minutes to the terminal, 10 minutes to Khalifa City and 15 minutes to Mohammed Bin Zayed City. Yas Island, with its theme parks and racetrack, is 20 minutes away. This location mainly suits households working near the airport or the surrounding industrial zones. It's less convenient for anyone commuting daily to Abu Dhabi Island, which sits further away. The planned on-site Town Centre, with shops, restaurants and a clinic, is meant to cut down on everyday trips.

An offer built for resident families

Everything in the plan points to families intending to live there long term. Two international schools are planned within walking distance, covering kindergarten through secondary. The large share of 4 to 6 bedroom villas backs up this focus. The 2 bedroom townhouses open the door to a more rental-oriented profile, particularly young expat couples. For investors, Cordoba's value will largely hinge on the district's shared amenities actually being delivered.

Zayed City

Zayed City

Spread across 4,900 hectares of mainland terrain, Zayed City is where the next chapter of the UAE's administrative story is being written. Formerly known as the Abu Dhabi Capital District, this flagship of Plan Abu Dhabi 2030 will host the federal government and function as the capital's second downtown. With residential plots starting around AED 2.5 million and a planned population of more than 370,000, Zayed City Abu Dhabi appeals to families ready to build a bespoke villa and to investors thinking in decades rather than quarters.
