About this project

Granada 2 bets on ground-floor gardens, while neighbouring Bloom Living phases sell villas

A 34 sqm studio on the ground floor of Granada 2 comes with a 24 sqm terrace, bringing total sellable area to 58 sqm. That ratio between indoor and outdoor space sums up the ninth phase of Bloom Living, the integrated district that Bloom Properties is building in Zayed City, on the eastern edge of Abu Dhabi. Phases 10 and 11 (Marbella and Malaga) are villa schemes. Granada 2 sticks with apartments: eight low-rise buildings, each with a basement, an occupied ground floor and four typical floors above. The offering runs from studios to three-bedroom units, with handover set for 31 March 2028, on a freehold basis like the rest of the community.

The ground floor is the most interesting unit on the plan

The brochure layouts show a clear gap between the same unit type depending on the floor. The A1 studio measures 34 sqm indoors on every level, but its sellable area jumps to 58 sqm on the ground floor thanks to the terrace. The A-type one bedroom makes the point even more clearly: 63 sqm on a typical floor with an 8 sqm balcony, against 95 sqm at ground level with a terrace reaching up to 40 sqm. For a buyer targeting family rentals, these ground-floor units come close to a townhouse without the entry price tag of one. It's worth checking the price per square metre for outdoor space, though, since Bloom Properties folds it into the total sellable area.

Two studio layouts, 34 and 36 sqm, that don't look alike

Granada 2 offers two studio types with genuinely different layouts. The A1 pairs a 5.0 x 4.0 m living room with a separate 3.7 x 2.0 m kitchen and a 3.0 x 1.7 m bathroom. The A2, slightly larger at 36 sqm, stretches its kitchen along 5.1 m next to a 5.1 x 3.6 m living room and includes a square bathroom measuring 2.5 m on each side. On the ground floor, its terrace tops out at 14 sqm, for 50 sqm total. These are decent sizes for the Abu Dhabi market, where many new studios stay under 35 sqm. Both types include a laundry machine space, a useful detail for furnished rentals.

A one-bedroom with a guest toilet

The A-type one bedroom rewards a closer look at its floor plan. Within 55 sqm indoors, it fits a 3.5 x 3.5 m bedroom with an ensuite, a 4.6 x 3.5 m living room and a 4.6 x 3.4 m kitchen-diner fitted for a dishwasher. There's also a separate 1.5 x 1.5 m guest toilet, uncommon at this size. For a tenant who hosts guests, this layout avoids having visitors walk through the bedroom. The brochure shows two kitchen versions (open and closed), and ceiling heights are described as generous, though no exact figure has been given so far.

Courtyards, a linear park and a shared clubhouse

The renderings for Granada 2 focus on the space between buildings rather than on the buildings themselves. The Mediterranean-inspired facades face onto courtyards and a linear park, with shaded play areas for children and an indoor games room. Each cluster gets its own gyms, pools, cafes and lounge areas. Beyond the phase itself, residents get access to Bloom Living's connected parks, cycling and jogging tracks, and the main clubhouse with its pools and sports facilities. A prayer room, retail space and parking round out the offering, all under CCTV coverage.

Ten minutes from the airport, twenty from Yas Island

Zayed City stretches along the corridor linking Abu Dhabi International Airport to the city, roughly ten minutes from the terminal according to the developer. Khalifa City sits about ten minutes away, Mohammed Bin Zayed City fifteen, and Yas Island twenty. This location speaks mainly to people working at the airport, in the surrounding logistics zones and in government offices along this corridor. It also targets expat families looking for low-rise buildings rather than a tower in Al Reem. With just four floors and private ground-level outdoor space, Granada 2 leans less toward short-term speculation and more toward investors banking on steady residential rental demand after 2028.

Zayed City

Zayed City

Spread across 4,900 hectares of mainland terrain, Zayed City is where the next chapter of the UAE's administrative story is being written. Formerly known as the Abu Dhabi Capital District, this flagship of Plan Abu Dhabi 2030 will host the federal government and function as the capital's second downtown. With residential plots starting around AED 2.5 million and a planned population of more than 370,000, Zayed City Abu Dhabi appeals to families ready to build a bespoke villa and to investors thinking in decades rather than quarters.

Bloom Properties

An Andalusian-inspired garden city in Zayed City, waterfront homes in Al Bateen and residential towers in Jumeirah Village Circle: this is the footprint of Bloom Properties. As the real estate arm of Bloom Holding, the company acts as a master developer, shaping complete neighbourhoods rather than standalone buildings. Its current launches, Bloom Living Malaga and Bloom Living Alhambra, target both families and investors, with entry prices from AED 1,528,000. Here is why this Abu Dhabi name deserves a place in your UAE property strategy.
