About this project

Malaga, the eleventh phase of Bloom Living, sells nothing but lake facing villas

With Malaga, Bloom Properties launches the eleventh phase of Bloom Living, its mixed use district in Zayed City, Abu Dhabi. The offering is limited to three to six bedroom villas, and the brochure states that each one comes with a lake view. The smallest unit measures 254 sqm of saleable area, while the five bedroom villa goes past 420 sqm. Handover is scheduled for 30 June 2029. The style follows the Spanish Mediterranean architecture (simple massing, warm tones, strong facade lines) already used by the developer across several phases with Andalusian names. Unlike Alhambra, which stacks apartments into low rise buildings, Malaga is clearly built for households looking for a plot of land, a covered parking space and an upper floor.

An eleventh phase in a district that already runs

Buying into an eleventh phase changes how risk should be read. The shared facilities at Bloom Living are no longer just lines on a master plan: the district already has a clubhouse, connected parks and a Town Center with restaurants, cafes and shops. A Malaga buyer therefore knows what their immediate surroundings will look like, something rarely true for a launch on raw land. The timeline still runs long though, with more than three years before keys are handed over. The area's freehold status lets foreign buyers acquire full ownership, now standard practice across the capital's investment zones.

254 sqm for the entry level villa

The three bedroom villa comes in two variants, Type A and Type B, with identical floor areas: 133 sqm on the ground floor and 121 sqm upstairs. Downstairs holds a living room of 3.65 x 4.60 m, a dining room of 2.80 x 5.65 m and an enclosed kitchen of 3.30 x 4.10 m. The layout already includes a maid's room of nearly 10 sqm, a laundry room and a bin storage area, a sign this product was designed with the Emirati market in mind rather than a European buyer. Upstairs, a family room of 5.10 x 4.95 m connects three bedrooms, including the master suite with walk in closet. The carport, at 6.10 x 5.65 m, holds one vehicle under cover.

Guest room and driver's room on the ground floor

The four bedroom villa grows to 316 sqm, of which 175 sqm sits on the ground floor. The difference is not just about room count. The ground floor adds a guest room of 3.45 x 4.50 m with an ensuite bathroom, useful for families hosting elderly parents, along with a driver's room of 2.40 x 4.25 m on top of the maid's room. Upstairs, the master suite reaches 4.30 x 6.30 m and its bathroom 3.45 x 4.20 m. The five bedroom villa rises to 242 sqm on the ground floor and 185 sqm upstairs, roughly 427 sqm of saleable area, and the six bedroom unit tops the range.

Premium finish included, Upgrade optional

Bloom Properties offers two finish levels. The Premium version is included in the base price and focuses on durable, practical materials. The optional Upgrade version targets buyers who want to customize their interiors further. The brochure does not spell out the materials or fittings for each option, a point worth getting in writing before signing. It also notes that areas and finishes can change depending on the terms of the sale contract, and that furniture shown in the renders is not included.

Two international schools within walking distance

The district houses two international schools and places of worship, two factors that matter a great deal to expat families settled in Abu Dhabi. Around the lake, cycling tracks and pedestrian paths shape residents' daily loop. The Sunset and Sunrise Plazas, oriented to catch sunset and sunrise views, function as public squares with multipurpose amphitheaters for events. The clubhouse brings together pools, a gym, a yoga studio and multi sport courts. The target buyer is easy to read: larger families who work in the city but want a suburban setting, with quick access to the main highways.

Zayed City

Zayed City

Spread across 4,900 hectares of mainland terrain, Zayed City is where the next chapter of the UAE's administrative story is being written. Formerly known as the Abu Dhabi Capital District, this flagship of Plan Abu Dhabi 2030 will host the federal government and function as the capital's second downtown. With residential plots starting around AED 2.5 million and a planned population of more than 370,000, Zayed City Abu Dhabi appeals to families ready to build a bespoke villa and to investors thinking in decades rather than quarters.

Bloom Properties

An Andalusian-inspired garden city in Zayed City, waterfront homes in Al Bateen and residential towers in Jumeirah Village Circle: this is the footprint of Bloom Properties. As the real estate arm of Bloom Holding, the company acts as a master developer, shaping complete neighbourhoods rather than standalone buildings. Its current launches, Bloom Living Malaga and Bloom Living Alhambra, target both families and investors, with entry prices from AED 1,528,000. Here is why this Abu Dhabi name deserves a place in your UAE property strategy.
