Eight themed islands, one rule: villas only, no towers

Bahamas 1 is a low rise cluster. There's no skyscraper here, no parking podium, just townhouses, twin villas and standalone villas set along waterways. The project sits within Damac Islands 2, the extension of the original Damac Islands, which sold out entirely. DAMAC Properties repeats the same formula: eight sub communities named after island destinations (Bahamas, Tahiti, Bermuda, Barbados, Cuba, Maui, Mauritius, Antigua). Handover is set for June 2030, giving buyers a long runway for staged payments.

Three villa formats, from four to six bedrooms

The cluster offers four and five bedroom townhouses, five bedroom twin villas and six bedroom standalone villas. No studios, no apartments: the target buyer is clearly a family after ground floor space. Interiors lean on generous living areas, natural light and natural materials. Facades are pale, terraces are wide, and every unit keeps a direct line of sight to the landscaped grounds around it. This is a single purpose residential product, without the vertical mix you'd find in DAMAC towers at Business Bay or Dubai Harbour.

23 minutes from Al Maktoum, well outside the historic center

The location sits firmly on the southwest edge of Dubai. Sports City, Motor City and DAMAC Hills are a quarter of an hour away. The Expo 2020 site is a 20 minute drive, Al Maktoum International Airport 23 minutes. That last point matters: it's Dubai's future major aviation hub, currently scaling up, and Bahamas 1 falls within the development corridor building up around it. Burj Al Arab stays at 35 minutes and Dubai International Airport at 40 minutes, distances that make clear this is a purchase for residential calm, not central access.

A swimming lagoon and a forest of trails

The brochure organizes amenities around four pillars: nature, wellness, adventure and community. In practice, that means a swimming lagoon, saltwater pools, a man made beach and a zen garden. The wellness section, called Island Vida, brings together a hydrotherapy spa, a medicinal herb garden and an open air gym. The adventure section is more unusual: canopy suspension bridges, treehouses, zip lines, floating gardens linked by wooden boats. DAMAC lists over 45 amenities in total, including an indoor clubhouse, a coworking area, a food market and a cultural plaza with a library and exhibition space.

A sustainability pitch pushed further than usual

Damac Islands 2 leans harder on the environmental argument than most DAMAC projects. The solar park powers charging stations and electric scooter lanes. AI equipped offices, eco designed lodges and a farm to table approach round out the picture. DAMAC points to its LEED certifications and its group wide ESG target. How this plays out on the ground remains to be seen, but the direction is clear and fits the project's tropical island positioning.

Who it's for, and on what timeline

The intended buyer is an expat family after space, greenery and a resort style setting, even if that means sitting further from the center. The underlying bet is the buildup of Al Maktoum International and the wider infrastructure push across southwest Dubai. With keys handed over in 2030, buyers are committing to a long cycle, well suited to installment payments. The commercial success of the first Damac Islands offers a useful precedent for gauging demand for this kind of horizontal DAMAC product.
