Eight themed islands, one address built for large families

Damac Islands 2 repeats the formula that sold out the entire first phase: a master plan split into eight clusters, each named after a real tropical island. Maui is one of them. There are no apartments here. The lineup is limited to four and five bedroom townhouses, five bedroom semi-detached villas and six bedroom standalone villas. Handover is set for June 30, 2030, which means a long construction timeline and a payment plan stretched to match. The facades are deliberately light, the massing kept low, and the whole cluster sits within the dense landscaping of the central park.

A layout built entirely around family homes

Maui rules out any compact rental-style product. The smallest unit is a four bedroom townhouse, the largest a six bedroom villa. This choice targets a specific buyer: expat families settled in Dubai for the long term, often with several children, who want a private garden rather than a balcony. Interior common areas are generous, and living spaces are laid out around family circulation patterns. The materials described stay natural, with soft textures and light tones, a direction consistent with a low-rise family home rather than a vertical status symbol. This is a segment where DAMAC faces little direct competition at this density of amenities.

A swimming lagoon at the center of it all

The heart of the community is a water lagoon, surrounded by botanical gardens, walking trails and open air leisure areas. Around it, the brochure lists more than 45 amenities organized into themed worlds. There's a serenity garden paired with an ecological garden, a butterfly oasis, a bird watching point, and several waterfalls, one of which conceals a hidden restaurant. Wellness gets its share too: saline pools, a recovery spa, a therapeutic herb garden and a thalassotherapy zone. Kayaking, picnic areas, an outdoor gym and yoga spaces round out the outdoor offering.

Treehouses and dinners out in nature

DAMAC pushes the experience factor here well past the usual pools. The cluster includes an adventure trail called sky forests, with treehouses, canopy top walkways and zip lines. On the dining side, the brochure describes cave barbecues, breakfasts under canvas tents and dinners set up directly among the greenery. A cultural zone brings together a library-museum, a performance plaza, a food market and a climate dome. These features fit the permanent resort concept that underpins the Islands brand: every day lived like a vacation that never ends.

Fifteen minutes from DAMAC Hills and Motor City

Maui relies on the road network across southern Dubai. Sports City, Motor City and DAMAC Hills are all fifteen minutes away. The Expo 2020 site is a twenty minute drive, Al Maktoum Airport twenty three. The Burj area and Dubai Investment Park fall within a twenty five minute radius, Burj Al Arab is thirty five minutes out, and Dubai International Airport is forty. This is a deliberately peripheral position, oriented toward the future Dubai South hub rather than Downtown. For a family prioritizing floor space and proximity to upcoming southern infrastructure, the trade off holds up.

DAMAC's sustainability bet

The brochure emphasizes LEED certification targeted at the community level and infrastructure described as smart. Solar powered charging stations, e-scooter lanes, farm to table vegetable gardens, AI integrated offices: the developer wraps Maui in a heavy ESG narrative. DAMAC arrives here on the back of the commercial success of Damac Islands 1, which sold out completely. This second phase presents itself as a natural extension of the master plan, adding new experiences inspired by island living. Still, the distant 2030 handover means buyers need to think in terms of a long investment cycle.
