Barbados 1 is one of the clusters within Damac Islands 2, the second phase of a project built around eight tropical island names (Bahamas, Tahiti, Bermuda, Barbados, Cuba, Maui, Mauritius, Antigua). The first phase, Damac Islands 1, sold out entirely, which pushed DAMAC Properties to launch this extension directly next to the original community. There are no apartments here: the cluster offers only townhouses and villas. Handover is set for June 30, 2030, on a freehold title. The positioning leans on nature, water and a catalogue of more than 45 shared amenities.

Townhouses and villas only

Barbados 1 drops the tower format entirely and stays low rise. The mix includes four and five bedroom townhouses, five bedroom twin villas and six bedroom villas. This is a lineup built for settled families, not for investors chasing a quick turnaround studio. Around it, DAMAC has laid out a botanical garden with a butterfly oasis, a bird watching area and orchards. The brochure also details a so called "whisper" waterfall paired with a yoga platform, a zen garden and a solar garden fitted with charging points and electric scooter lanes. The wellness vocabulary runs deep here: hydrotherapy, saltwater baths, a therapeutic herb garden, aromatherapy. For a villa project, the sheer volume of shared space is unusually high.

Treehouses and dining out in nature

The activity program breaks from the usual playbook of Dubai villa communities. There are elevated treehouses, a "sky forest" canopy trail with zip lines, observation platforms and an environmental education component. On the dining side, DAMAC highlights offbeat experiences: cave barbecues, tented breakfasts, dinner set among the vegetation. An indoor clubhouse and an outdoor clubhouse anchor social life, with coworking spaces, offices and multipurpose rooms. Add to that a cultural plaza, a library and museum, a food market and a climate dome. The whole setup is clearly aimed at families looking to keep their kids occupied on site.

DAMAC Hills fifteen minutes away, two airports within reach

Barbados 1 connects to the highway network linking the city's main hubs. Sports City, Motor City and DAMAC Hills are all listed at fifteen minutes away. The Expo 2020 site sits twenty minutes out and Al Maktoum International Airport twenty three minutes away, an advantage as southern Dubai keeps filling in. Burj district and Dubai Investment Park are twenty five minutes off, Burj Al Arab thirty five, and Dubai International Airport forty. The location remains on the outskirts, which explains both the villa format and the softer price per square foot compared to more central areas.

A developer building on the success of phase 1

DAMAC Properties is building Barbados 1 as a direct continuation of a product that has already sold through. The messaging leans on LEED certification and a sustainability narrative (smart infrastructure, renewable energy, low impact materials). Beyond the marketing, the commercial logic is straightforward: repeat a formula the market has already validated on a second land parcel. For buyers, the appeal lies in the concept's maturity, since phase 1 already offers a concrete preview of what the finished product will look like. The timeline stays long, with keys not expected until mid 2030. This is a bet on a neighborhood still taking shape rather than on an asset ready for immediate delivery.
