Eight tropical islands reimagined as one district in southwest Dubai

Damac Islands 2 follows the same formula that sold out its first phase: a masterplan built around themed zones inspired by tropical islands, in this case Bahamas, Tahiti, Bermuda, Barbados, Cuba, Maui, Mauritius and Antigua. Bermuda is one of these clusters. It offers four and five bedroom townhouses, five bedroom twin villas and six bedroom standalone villas, with no apartments on offer. The developer states more than 45 amenities spread across the wider community. Handover is set for 30 June 2030, on a freehold basis. The location targets the main arteries of west Dubai, within a reasonable drive of Sports City, Motor City and DAMAC Hills.

Sports City and DAMAC Hills a quarter of an hour away

Bermuda sits on the road network formed by Sheikh Zayed Road, Emirates Road, Sheikh Mohammed Bin Zayed Road and Al Khail Road. Sports City, Motor City and DAMAC Hills are all fifteen minutes away by car. The Expo 2020 site is twenty minutes away, and Al Maktoum International Airport twenty three minutes. The Burj area and Dubai Investment Park fall within a twenty five minute radius, Burj Al Arab is roughly thirty five minutes out, and Dubai International Airport is forty minutes away. This is a location clearly built around the city's future southern hub rather than its historic center.

Three villa formats, no apartments

The cluster is entirely horizontal. Four and five bedroom townhouses form the entry point, with generous living areas and layouts designed to blur the line between indoor and outdoor space. Five bedroom twin villas sit in the middle of the range, while six bedroom standalone villas target large families or buyers who want more space and privacy. The interior look is contemporary, with an emphasis on volume and smooth flow between rooms. This single minded focus on family homes sets Bermuda apart from the apartment towers DAMAC builds elsewhere in the city.

A swimmable lagoon and themed gardens

Water runs through the entire project. The cluster gives access to a swimmable lagoon, saltwater pools and several waterfalls built into the landscape. Around them, DAMAC has laid out a botanical garden, a butterfly oasis, bird watching areas and an orchard. The wellness offering includes Island Vida, a space combining plant based treatments, hydrotherapy, a medicinal herb garden and crystal healing stones. On the sports and leisure side, residents get a fitness studio, an outdoor gym, multi sport courts, yoga platforms and a canopy trail with treehouses and elevated walkways.

Coworking space, indoor and outdoor clubhouses, hospitality lodges

Bermuda goes beyond outdoor leisure. An indoor clubhouse brings together lounge areas, a fitness room and recreational zones, while an outdoor clubhouse opens onto a shared pool and rest areas set in nature. The project also includes coworking spaces fitted with connected technology, offices and a retail plaza. Hospitality lodges, a farm to table dining concept and a cultural plaza with a library, museum and exhibition space round out the offering. The whole development reflects the sustainability approach DAMAC promotes group wide, with environmental certifications targeted across its projects.

A second phase built to build on an earlier success

The commercial logic behind Bermuda is straightforward. Damac Islands 1 sold out completely, and the developer is following up with a phase 2 designed as an extension of the same concept, adding new themed experiences. The target buyer is first and foremost the expat family looking for a villa with water access inside a gated, nature and wellness focused community, rather than an investor chasing short term rental returns. The mid 2030 completion date means a long construction period, which points to a payment plan spread over several years.
