Eight themed islands and a cluster named Mauritius

Damac Islands 2 follows a formula that already worked: the first phase of the project sold out completely, which pushed DAMAC to launch a direct extension. The master plan is built around eight islands, each named after a tropical destination (Bahamas, Tahiti, Bermuda, Barbados, Cuba, Maui, Antigua and Mauritius). The Mauritius cluster offers low-rise product only: 4 and 5 bedroom townhouses and 5 bedroom twin villas, starting at 2,186 sq ft. Handover is set for June 2030 and the expression of interest (EOI) starts at 5% of the price. Everything is freehold, open to foreign buyers.

Houses only, no tower

The product range is deliberately narrow. Just three formats: a 4 bedroom townhouse from 2,186 sq ft, a 5 bedroom townhouse from 2,829 sq ft, and a 5 bedroom twin villa from 3,492 sq ft. There are no apartments and no residential tower in this cluster, a clear signal that the target is families looking for ground-level space and a private garden. The architecture leans into a contemporary island look, with terraces, large glass fronts and a layout that follows the landscape's natural contours. This single-typology approach also makes resale simpler, since a buyer knows exactly what the neighbourhood looks like.

A lake, waterfalls and a botanical garden

DAMAC lists more than 45 amenities spread across the community. The core of the offering stays nature-focused: a lake (named Serenity Lake), waterfalls, a botanical garden with a butterfly oasis and a bird-watching area. There's also a solar-powered park fitted with charging points and lanes for e-scooters. On the wellness side, the project includes a recovery spa, saltwater pools, a therapeutic herb garden and an outdoor gym. These features aren't just backdrop decoration: they shape everyday life around walking, water and greenery.

Suspended bridges, treehouses and kayaking

The other side of the programme leans into adventure. A wooden boat trail connects rope bridges and floating gardens, like a walk between the small islands. Higher up, treehouses link to a Peak Walk suspended path and zip lines. The project also adds observation platforms, an educational wildlife park and outdoor dining experiences (barbecue in a cave, breakfast under a tent, dinner out in nature). It's an offering aimed as much at children as at adults looking for things to do without leaving the community.

Al Maktoum Airport 23 minutes away

The cluster sits along the extension of Dubailand, in an area currently being built up. DAMAC Hills, Sports City and Motor City are listed at 15 minutes away, putting existing schools, clinics and shops within easy reach. The Expo 2020 site is given at 20 minutes and Al Maktoum International Airport at 23 minutes, a detail that matters as this hub grows in the south of the city. Burj Al Arab and Dubai International Airport are further out, around 30 to 40 minutes depending on traffic. Access runs via Sheikh Mohammed Bin Zayed Road and Emirates Road.

A developer building on a sold-out phase 1

DAMAC Properties is building here a direct follow-up rather than a standalone concept. The original community, Damac Islands, sold out every unit, and this second phase repeats the waterfront and leisure positioning that drove that success. The developer stresses the sustainability angle: LEED certification targeted across its projects, smart infrastructure and renewable energy built into the master plan. For a buyer, the appeal of entering early through the 5% EOI comes down to the usual price gap between launch and later phases in a community that has already proven demand exists. The official commercial launch date will be confirmed at a later stage.
