A tower that rotates 90 degrees along its full height
Ocean Heights stands 310 metres tall across 82 floors, making it one of the world's tallest residential towers when it was completed in 2010. What sets it apart is its geometry: the building twists gradually from base to top, a rotation that shifts each floor plate slightly against the one below it. This isn't just a visual trick. It opens up sightlines toward the Arabian Gulf and Palm Jumeirah that neighbouring straight towers simply can't match. This was one of DAMAC Properties' early landmark projects in Dubai Marina, built at a time when the district was still taking shape. The facade pairs high-performance thermal glass with balcony lines that follow the twist. Fifteen years on, the tower still stands out as a landmark visible from Sheikh Zayed Road.
The twist designed by Aedas and Andrew Bromberg
Ocean Heights was designed by Aedas, with architect Andrew Bromberg leading the concept. The structural logic centres on a concrete core around which the floor slabs rotate, angling each higher storey further toward the water. That rotation solves a real problem on a narrow, tight plot: the tower effectively turns its back on the buildings next to it to capture light and sea views instead. Floor-to-ceiling glazing runs the full height of the building, pulling natural light deep into the living spaces. Interior materials keep to a restrained palette so they don't compete with the views. The design earned Ocean Heights several architecture awards in the years following its completion.
From one bedroom to five bedroom duplexes
The tower offers a wide range of layouts, from one bedroom apartments up to five bedroom configurations, with two, three and four bedroom units in between. That kind of variety within a single building is unusual and draws quite different buyer profiles onto the same floors. Unit sizes grow as you go up, with the largest apartments and duplexes sitting on the higher floors. Living rooms face either the bay or the marina depending on where the unit sits within the spiral, so two apartments of the same layout can end up with very different views. Kitchens come fully fitted and bathrooms are tiled in neutral tones. The mix works equally well for a couple or a family wanting more space up high.
Pool, tennis courts and a shared gym
Most of the shared amenities sit on the podium level. There's a swimming pool with a pool deck, a shared jacuzzi, a fitness centre and tennis courts, a fairly complete setup for a tower of this generation. Residents also get barbecue areas, lounge spots and landscaped walking paths around the base. A lobby with a lounge welcomes visitors, and shops, cafes and restaurants occupy the lower levels. Security runs around the clock with CCTV coverage, and the building includes wheelchair access. Parking and a laundry room round out the day to day services.
Dubai Harbour and Emirates Golf Club five minutes away
Ocean Heights sits right in the middle of Dubai Marina, one of the city's busiest and most densely populated districts. Dubai Harbour and Emirates Golf Club are both about a five minute drive away. The heart of the marina, the Atana Hotel and Jebel Ali Racecourse are roughly ten minutes away. Dubai Marina metro station and the tram line both serve the area, meaning a car isn't strictly necessary for getting around the rest of the city. The marina promenade, with its restaurants and shops, sits right at the base of the tower. That central location is a big part of why rental demand here stays strong, particularly among expats working in nearby business districts.
An already mature resale market
Unlike DAMAC's more recent off-plan launches, Ocean Heights is a completed, occupied asset that's been standing since 2010. Buyers see exactly what they're getting: the condition of the common areas, the level of upkeep, the actual view from the apartment. The property is freehold, open to full foreign ownership like the rest of Dubai Marina. The resale market here is active, with years of price and rental history to check against, cutting down on the guesswork that comes with off-plan projects. Owners pay service charges tied to the tower's size and amenities. For an investor looking for immediate yield rather than betting on capital appreciation at handover, this kind of established asset offers a clearer starting point.
