Emaar's latest land play on the Dubai Marina waterfront

Marina Cove sits on a rare plot: buildable land can now be counted on one hand in Dubai Marina, a district built out from the early 2000s onward. Emaar Properties is raising a single 29-storey residential tower here, set above a basement, ground floor and two podium levels. The scheme offers 1 to 4-bedroom apartments, with sizes starting at around 73 sqm for a standard one-bedroom. The official brochure shows tight, efficient layouts with no wasted space, and some oversized balconies on the first level. Handover is set for 31 October 2029. Units are sold freehold.

Marina Mall and Pier 7 two minutes on foot

Distance matters everything in a district this dense. Marina Cove sits about a two-minute walk from Dubai Marina Mall and Pier 7, the building that stacks seven restaurants over seven floors right on the water. Marina Walk, the several-kilometre waterfront promenade running along the canal, starts right at the foot of the tower. For longer trips, the district is served by the metro, the tram and Sheikh Zayed Road, the highway linking Downtown to Abu Dhabi. A resident can therefore live without a car, which remains a genuine selling point in a city built around driving. This is also what underpins rental demand in this pocket.

24 sqm balconies on the first level

The floor plans reveal an interesting hierarchy between floors. A typical one-bedroom on levels 2 to 22 offers around 66 sqm of internal space and a balcony of 7.6 to 8.3 sqm. But on the first level, the same apartments jump in scale: the balcony grows to more than 24 sqm, adding nearly a third of the indoor living area in outdoor space. These are the units that look straight onto the landscaped podium and the promenade. Two-bedroom units run around 115 sqm in total, with two balconies, a master bedroom with an en-suite bathroom and a walk-in closet. The kitchen is open to the living room, a layout that has become standard across Emaar's projects.

Pool, outdoor gym and a garden for unwinding

The podium concentrates the amenities across two elevated levels. There is an outdoor swimming pool and a children's pool, a fully equipped gym paired with an outdoor fitness area, and a landscaped terrace opening onto panoramic marina views. Families get a children's play area and additional recreational spaces. A garden for unwinding, barbecue zones and food and beverage outlets (cafes and restaurants) round out the podium. Being raised above street level keeps these spaces away from traffic noise, a choice that preserves quiet for residents.

Emaar tightens its grip on the marina

Emaar Properties is no newcomer here. The developer has delivered much of this district, from Address Dubai Marina to the canal's landmark towers, and knows how land and buyers behave in this particular pocket of the city. That track record matters for a project handing over in 2029: construction monitoring and delivery timelines are well documented across its past schemes. Marina Cove follows the same approach of calibrated finishes and integrated community management. Against the wave of branded residences multiplying across the marina, this project leans on the developer's name and the location rather than a hotel licence. A more understated positioning, aimed at long-term occupiers as much as investors.
