LIV Waterside holds 175 metres of direct frontage on the Dubai Marina basin. In a district where most towers face the water across a road or a car park, this stretch of promenade-front land is the project's main selling point. LIV Developers is building a 26-storey tower here, laid out as a gated community with 24-hour security at the entrance. The range runs from one-bedroom units up to a single one-off home called "The Mansion", with duplexes, townhouses and waterfront villas in between. Three podium levels are set aside for shared amenities. Handover is scheduled for 30 June 2026, on a freehold basis.

Right on the Marina Promenade

The building opens directly onto the Marina Promenade, the walkway that runs around the basin. The developer's materials highlight nearby tram and metro stations, neighbourhood parks and jogging tracks. By car, the project's own figures put Palm Jumeirah at 5 minutes, Atlantis Aquaventure at 9 minutes, Dubai Hills Mall at 10 minutes and DIFC at 18 minutes. Dubai International Airport (DXB) is roughly 22 minutes away outside peak hours. The same source also claims Mall of the Emirates is a 7-minute walk, which looks optimistic given the actual distance from the Marina, so buyers should plan on a metro ride or a drive instead.

From one-bedrooms to the Mansion

The mix of unit types is unusual for a Marina tower. The standard floors hold 1, 2 and 3-bedroom apartments, all said by the developer to face the water. At the top, 3-bedroom duplex penthouses come with 6-metre double-height ceilings and private roof gardens overlooking the Marina and the Gulf. The townhouses carry over the penthouse finishes and are marketed with 180-degree views of the basin, while the "Signature" duplexes get large terraces that hang over the water. Below those sit the marina-front villas and a single Mansion, a type of home rarely found in a district that is almost entirely built up with towers.

A bookable chef's kitchen and a golf simulator at promenade level

The first podium level, set at promenade height, works as a residents' club. It includes a café with a terrace on the quay, a double-height lounge served by a grand staircase, and a private dining room backed by a chef's kitchen that residents can book for events. The layout also sets aside a conference room, a meeting room and video-call booths, useful for anyone working from home. On the leisure side, a golf simulator, a cinema room, billiards tables, a ping-pong table and a kids' play room round out the offer. Individual storage lockers are also planned, a detail rarely mentioned in marketing but one that apartment owners tend to value.

A salt cave and cold plunge pools on the first floor

The wellness floor, on level one, is run by a dedicated spa manager. It brings together a fitness room, an indoor yoga studio that extends onto an outdoor terrace, saunas, a steam room and cold plunge pools. The most unusual feature is a Himalayan salt cave, paired with sensory showers that play on sound, scent and light. Changing rooms and spa areas are split between men and women, a layout that appeals to part of the Gulf clientele. Outside, the deck lines up an adult lap pool, a children's pool, cabanas and an outdoor dining area facing the basin.

LIV's fourth address in the Marina

LIV Developers has built a large share of its business around Dubai Marina. Waterside joins a line-up that already includes LIV Residence, LIV Marina and LIV LUX, and the developer has since expanded the brand to Dubai Maritime City and Dubai Islands. Repeating the same district gives buyers a real point of comparison, since the earlier buildings can be visited in person. The specification follows a consistent line: European kitchens with marble-look quartz counters and an island with seating, Villeroy & Boch bathroom fittings, and built-in bathroom cabinets. A double-height, marble-clad entrance lobby and EV charging points complete a specification aimed more at long-term residents than at the short-let market.
