The third Oceanz tower rounds out the Danube cluster facing Port Rashid

Forty-two floors of apartments set above a six-level podium: Oceanz 3 follows the same footprint as the first two towers in the scheme and closes out the composition Danube Properties laid out on the island of Dubai Maritime City. Handover is set for 5 July 2027. Units range from studios to three-bedroom apartments, and a good share of them come with a private pool facing the Arabian Gulf. Interiors are furnished by Tonino Lamborghini Casa, the furniture brand tied to the Italian carmaker. For a buyer, the question isn't whether this is a new concept, it's what this final phase adds to a product that's already on the market, and at what point in the cycle it lands.

Six podium levels under 42 floors of housing

The building's layout is straightforward: two basement levels, a ground floor, six podium floors, then 42 residential levels. That thick podium isn't just stacked parking, it also houses a large share of the shared amenities, which frees up the upper floors for apartments. In practical terms, the first units start high enough to clear the view above the nearby warehouses and docks. On a peninsula surrounded by water on three sides, that starting height matters more than the total floor count.

Formitalia and Tonino Lamborghini Casa on every floor

Danube has built its main selling point on Oceanz around the Italian name. Apartment furnishings carry the Tonino Lamborghini Casa label. The business center, meanwhile, is fitted out with pieces made in Italy by Formitalia Group, the Tuscan manufacturer that produces the Lamborghini Casa collections under license. The brochure also shows a lounge café, a library and an indoor cinema room done in the same style. For an investor renting out a furnished unit, this cuts down the setup budget at handover and gives a consistent product from one apartment to the next.

Port Rashid two minutes away, Burj Khalifa eleven

Travel times published by the developer put the tower at 2 minutes from the Port Rashid boat station and 3 minutes from the Dubai Cruise Terminal 2. The Gold Souk and Jumeirah Beach are 8 minutes away, Dubai World Trade Centre 9, Dubai Frame and the Dubai Islands beach 10. Burj Khalifa and Dubai Mall sit at 11 minutes, the international airport around 15 minutes via Sheikh Mohammed Bin Zayed Road. The brochure mentions a future metro station in the area, without a firm timeline, which is worth checking before counting it as a value driver. For now, Maritime City is still an address you reach by car or by sea.

On-call doctor, daycare and a cricket pitch

Danube lists more than 40 amenities, and three stand out from the rest. The first is an on-call doctor available to residents, a rare service at this market segment. The second is a daycare center, clearly aimed at expat families rather than short-term tenants alone. The third is a cricket pitch, a deliberate nod to the South Asian buyer base that makes up a large share of Danube's clientele. On top of that come a floating cinema, a rooftop jacuzzi, a sunset deck, a padel court, an aqua gym pool, a spa and a jogging track.

1% a month, Danube's usual formula

The payment plan on offer runs on monthly installments of 1% of the price, interest free. It's the signature move of the developer founded by Rizwan Sajan, already used on Oasiz in Dubai Silicon Oasis and on Diamondz in JLT. This spreads out the cost and lowers the entry threshold, drawing in buyers who fund their purchase from income rather than bank financing. It also means a portion of the price is due after handover, something worth checking closely in the reservation contract. Freehold status, open to foreign buyers across the whole area, doesn't set Oceanz 3 apart from neighbors like Mar Casa or Harbour Lights. What does set it apart is the combination of a split-payment ticket and branded furnishings already included.
