Marriott's Autograph Collection enters Dubai residential with 74 marina-front units

FIM Partners is converting an existing Dubai Marina building into the emirate's first Autograph Collection Residences, Marriott International's lifestyle brand. The project caps at 74 units spread across nine residential floors above a two-level podium. Prices range from AED 12.5 million to AED 27.4 million, positioning it firmly in the ultra-prime segment. Handover is scheduled for December 2026, and the freehold structure grants full ownership rights to foreign buyers. The building sits directly on the Marina waterfront, a location where vacant plots have become scarce.

Adaptive reuse in a land-constrained market

Rather than developing a new tower, FIM Partners acquired an older structure and commissioned LW Design to reimagine it entirely. LW Design, a Dubai-based firm known for hospitality projects across the Gulf, drew on French Riviera aesthetics: pale facades, ornate metalwork, classical proportions updated with contemporary detailing. The rehabilitation approach bypasses the years-long wait for new construction permits in a saturated zone. It also allows immediate marina-front positioning that new plots cannot replicate. Interior finishes include herringbone wood flooring, stone countertops and floor-to-ceiling glazing throughout.

From one-beds to five-bedroom penthouses

Unit types span one to three-bedroom apartments, three-bedroom duplexes, four-bedroom triplexes and penthouses with up to five bedrooms. This mix targets multiple buyer profiles: young professionals seeking turnkey branded living, families wanting waterfront space, and investors drawn to Marriott's brand equity. Every unit features a private terrace oriented toward the marina. Kitchens come fully equipped with premium appliances. Bathrooms are clad in marble, and layouts prioritize open-plan living with dedicated dining zones.

Private beach club and golf simulator

The building includes a private beach club, unusual for a boutique tower of this scale in Dubai Marina. The pool deck replicates Mediterranean resort design with sun loungers, a barbecue terrace and a separate children's pool. Indoor wellness facilities comprise a spa with hammam, sauna and cold plunge, plus a dedicated yoga studio. A golf simulator on the upper level caters to residents who want practice sessions without leaving the building. A residents-only cinema, a formal boardroom for business meetings and a staffed crèche round out the amenity set.

Marriott-grade services built into ownership

The Autograph Collection affiliation translates into operational standards borrowed from hospitality. A full-time concierge team handles reservations, deliveries and guest management. Butler service is available for larger units. Valet parking operates around the clock. The lobby functions as a boutique hotel reception, complete with a residents' café serving French roast coffee. Security, maintenance and common-area upkeep follow Marriott protocols. Owners should factor elevated service charges into yield calculations, as these exceed typical Dubai Marina strata fees.

Two minutes to Sheikh Zayed Road, 24 to DXB

Location places the project two minutes by car from Sheikh Zayed Road and three minutes from Marina Mall. Palm Jumeirah is a 12-minute drive, Downtown Dubai roughly 20 minutes. Dubai International Airport sits 24 minutes away under normal traffic. The Marina Walk promenade runs directly past the building entrance, providing immediate pedestrian access to waterfront dining and retail. Dubai Marina tram and DMCC metro station are both within walking distance, connecting residents to the broader public transit network.
