About this project

Studios from 32 to 51 sqm: the first Al Haseen has had years to prove itself since 2021

The smallest studio in Al Haseen Residence 1 measures 342 square feet, or roughly 32 sqm. The largest reaches 546 square feet, close to 51 sqm, a gap of nearly 60% within a single unit category. This detail, pulled straight from the brochure's floor plans, tells buyers more than any marketing line about modern design. The building, developed by Dugasta in Dubai Industrial City, was handed over on 31 March 2021. It is the first entry in a series that now counts at least four residences carrying the same name. For an investor, that means an existing asset that can be inspected, compared and rented out, not a promise on a drawing board.

Building number one in a series later taken further by Dugasta

Dugasta has rolled out the Al Haseen brand across the same pocket of Dubai Industrial City. Later phases pushed the formula further: Al Haseen Residences 4 repeats a single studio layout more than two hundred times, while Al Haseen Residences 3 leans on a sales pitch built around ten-year warranties. The first building is more modest, with a ground floor, six residential levels and a rooftop amenity deck. It works as a useful benchmark for judging the developer, since finish quality and the upkeep of common areas after several years of operation can be checked on site rather than taken on faith. Dugasta is also active in Warsan 4, Dubailand and Dubai South, which marks it out as a developer focused on mid-size buildings outside Dubai's central districts.

Seven floor plans across three unit types

The brochure splits the studios into three variants (types A, B and C), ranging from 32 to 51 sqm. One-bedroom units sit in a tighter band, between 723 and 751 square feet, or 67 to 70 sqm. Two-bedroom units come in two versions, from 874 to 1,099 square feet, that is 81 to 102 sqm. The jump between the largest studio and the smallest one-bedroom exceeds 16 sqm, a clear step that separates the two products on the rental market. The one-bedroom unit of nearly 70 sqm is generous for this part of town, where competing stock often sits around 55 to 65 sqm. The 100 sqm two-bedroom units, meanwhile, target a settled household rather than flatmates sharing a lease.

Six floors topped by a rooftop pool

The architecture follows a minimalist line: light-coloured facades, dark accents for contrast, wide glazing and deep balconies. The seven-storey height matches most residential buildings in Dubai Industrial City, where zoning favours mid-rise volumes over towers. The roof holds a pool deck with a shared swimming pool and lounge areas, which frees up the ground floor for the lobby and parking. A shared gym rounds out the offer, alongside a lift, CCTV and high-speed internet access. These amenities are standard fare, but a rooftop pool is a real selling point for renting out a studio in a district that remains largely industrial.

Yiwu Market and Expo Mall a quarter of an hour away

The brochure lists around fifteen destinations, all reachable by car. Dubai Investment Park is 10 to 12 minutes away, with Expo Mall, Yiwu Market and Dubai Parks and Resorts at 10 to 15 minutes. District 2020, Ibn Battuta Mall and Jebel Ali Village take 15 to 20 minutes, while Palm Jebel Ali, JVC, Dubai Sports City, Jumeirah Golf Estates and Mall of the Emirates are listed at 20 to 25 minutes. JBR closes out the list at 30 to 35 minutes. The presence of Yiwu Market, a Chinese wholesale trading hub still under development, along with nearby logistics zones, explains the expected tenant profile: workers employed locally who want housing close to their jobs rather than a flashy address.

A 24-month payment schedule for a building already delivered

The sales document still shows a payment plan with quarterly instalments over 24 months, a balance due on handover or SPA signing, and a post-handover option stretching up to two years. It also mentions, somewhat unclearly, a five-year service charge waiver and a five-year return on investment claim, both subject to conditions. These terms appear to be carried over from an earlier sales phase or a brochure shared across the whole range. A buyer should therefore ask in writing which conditions still apply to units currently available, and exactly what the advertised waiver covers (service charges or something else). The freehold status, open to foreign buyers, does not remove the need for this check.
