About this project

Guaranteed returns, a buyback option and ten years of free service charges: what Dugasta is actually selling with Al Haseen 3

The last double-page spread of the Al Haseen Residences 3 brochure shows neither a facade nor a living room. Instead it lists three figures grouped under the name "10-on-10": a guaranteed 10% net return over ten years, a buyback option, and zero owners' association fees on rented units for the same period. Each comes with an asterisk. The building itself stays modest: a basement, a ground floor, six residential floors and a rooftop pool, located in Dubai Industrial City. According to the floor plans, the building holds 318 units, 300 of them studios, with handover scheduled for 30 September 2027 on a freehold basis.

The 10-on-10 package, and its fine print

Dugasta markets this offer as unmatched in the local market. The brochure, however, gives no detail on how the mechanism actually works. It doesn't say who pays the guaranteed return (the developer, a rental management firm or a third party), what price base it's calculated on, or when the clock starts ticking. The buyback option raises the same questions: is the repurchase price fixed or indexed, what's the exercise window, and what are the terms for an early exit. The line "Terms & Conditions Apply" points to a contract buyers need to read before putting down a reservation. This kind of guarantee shifts rental risk onto the financial strength of whoever stands behind it, and that's exactly what should be checked first.

300 studios out of 318 units

The plans list seven unit types, but two of them dwarf everything else. The Type 01 and Type 04 studios share the same floor area, 27.3 sqm indoors plus a 6.8 sqm balcony, for 34.1 sqm total. Each type comes with 144 units, adding up to 288 identical apartments, roughly 48 per floor. The Type 02 and Type 03 studios are larger (43.1 sqm and 40.8 sqm including balcony) but only six units exist of each. All told, studios make up over 94% of the scheme. That mix fits the 10-on-10 package well, since a uniform stock of small units is easier to manage under bulk rental arrangements.

The one-bedroom that's bigger than the two-bedroom

One oddity stands out in the plans. The Type 01 one-bedroom totals 108.8 sqm, but 48.2 sqm of that is balcony space, almost as much as the 60.6 sqm of interior floor area. That makes it larger overall than the building's only two-bedroom unit, which totals 102.1 sqm, split between 77.4 sqm indoors and 24.4 sqm of balcony. The Type 02 one-bedroom is more conventional, with 65.8 sqm indoors out of 79.1 sqm total. Together these three unit types account for just 18 apartments, six of each. Buyers should compare interior floor areas rather than totals, since outdoor space inflates some of these numbers considerably.

Six floors, a rooftop pool, basement parking

The amenity list stays compact, in line with the building's scale. The pool sits on the roof, with a pool deck and seating areas around it. A shared gym, a children's play area and communal lounges round out the offer on the ground floor and in common areas. Covered parking is in the basement, a real plus in an area where a car is still a necessity. The brochure also mentions CCTV, a lobby and high-speed internet. None of these features set the project apart from its neighbors, but together they cover what a working tenant base needs.

Housing for employees between DIP and Al Maktoum

Dubai Industrial City is first and foremost an employment zone, built around warehouses, factories and logistics headquarters. The developer puts Dubai Investment Park at 10 to 12 minutes by car, Ibn Battuta Mall at 15 to 20 minutes, and Palm Jebel Ali and Jumeirah Village Circle at 20 to 25 minutes. The brochure's map also places Al Maktoum Airport, Expo City, Dubai South and the Etihad Rail line along the E611 within the project's orbit. The target rental demand is therefore clear: technicians, mid-level staff and employees looking to cut their commute. The planned expansion of Al Maktoum Airport, if it keeps to schedule, should widen that employment pool further.

Third entry in an Al Haseen series

Al Haseen 3 isn't a standalone project for Dugasta Properties. The developer is rolling out the same brand across at least four buildings in the same area, numbered 3 through 6, with handovers spread between 2027 and 2028. That repetition matters directly for investors: several hundred comparable studios will hit the local rental market within a short window. Competition from GFS Developments, which keeps adding Coventry residences in the same area, adds further pressure on supply. The two things worth watching are how construction progresses through to September 2027, and whether Dugasta can actually deliver on its ten-year guarantees.
