About this project

Four-bedroom houses where the market keeps stacking studios

In Dubai Industrial City, most launches of the past two years have sold studios and small apartments, sometimes by the hundreds in a single building. South Park Residences goes the other way. Wellington Developments is building only four-bedroom townhouses with private gardens, with handover set for November 30, 2026. That choice shifts the whole demand profile. This isn't a compact buy-to-let unit for transient workers anymore, it's family housing in an area still associated with warehouses and logistics. For an investor, the question becomes straightforward: are there enough households in south Dubai willing to put down roots near Al Maktoum Airport?

Four bedrooms, one single layout

The developer hasn't bothered with a range of options. Every unit is a four-bedroom townhouse, which gives the complex a consistency rarely seen in this part of the market. This single-typology approach makes the product easy to read and limits internal competition when owners resell or lease out. It also narrows the buyer pool to large families or supervised shared housing. The brochure mentions high-end finishes without specifying materials or floor areas, something worth checking on the floor plans before booking a unit. The total number of townhouses isn't disclosed in the available documents.

The back garden as an extra room

The design hinges on continuity between the living room and the back of the house. The garden opens directly onto the indoor living space, at the same level, so it functions as an extension of the living room for much of the year. That's a concrete selling point in a market where private outdoor space stays scarce within 30 minutes of the airport. The architecture is described as contemporary, with no architect named. Shared green areas, footpaths and rest zones round out the layout at the complex scale.

Padel, tennis and a shared pool

The amenities list leans more athletic than what's on offer at neighboring buildings. A padel court and a tennis court are both part of the plan, which implies a footprint that the studio towers in the area simply can't accommodate. The pool is shared and wrapped around by a pool deck, backed up by an indoor gym and an outdoor fitness zone. Kids get an outdoor play area. Pets are allowed, often a deciding factor for expat families and still far from standard practice in Dubai.

Fifteen minutes from Al Maktoum, ten from Expo City

Location is the most measurable part of this pitch. According to the developer, Al Maktoum Airport sits 15 minutes away by car, with Expo City and Sapphire Mall at 10 minutes. Dubai Marina and its mall are quoted at 25 minutes, DXB international airport at 40 minutes. These drive times put the project squarely in Dubai South's orbit, and that area's trajectory depends heavily on the Al Maktoum expansion staying on schedule. If the airport build-out keeps to its timeline, demand for family housing nearby should follow.

Wellington moves off the coast and heads south

Wellington Developments is best known for coastal or high-end projects: Wellington Ocean and Ocean Walk on Dubai Islands, Wellington Grand Villas in District 11 of MBR City. South Park Residences marks a move into a less sought-after area, further from the city center. Here the developer applies the villa and house formula it already runs elsewhere, rather than following the studio-heavy model that dominates Dubai Industrial City. The likely buyer is a family working in Dubai South, Jebel Ali or around Expo City, looking for space without paying Dubai Hills or Arabian Ranches prices. What remains to be seen is how construction progresses ahead of the November 2026 deadline.
