Twin G+10 towers set on the Dubai Islands waterfront

Meriva Gardens brings together two identical buildings (Meriva Gardens A and B), each made up of a ground floor, ten residential levels and an accessible rooftop. The project forms part of a larger scheme, The Meriva Collection, which Ellington Properties describes as its most ambitious beachfront community to date: five premium residential buildings, a signature residence and a beachfront hotel. The stated service charge comes in at AED 18 per square foot, a figure worth noting when working out holding costs. Handover is scheduled for the second quarter of 2030, a distant horizon that calls for a genuine long-term commitment. The land is freehold, open to foreign buyers with no restrictions.

168 units, from 1-bedroom apartments to 4-bedroom penthouses

The breakdown by unit type is precise. The two towers hold 88 one-bedroom apartments (832 to 880 square feet), 35 two-bedroom units at 1,272 square feet, 18 two-bedroom units with a study (1,426 square feet) and 16 corner two-bedroom units reaching up to 2,121 square feet. The upper end is limited to eight dual-aspect three-bedroom units (2,170 to 2,346 square feet) and a handful of four-bedroom penthouses, including one standout unit above 4,600 square feet. The mix leans clearly toward smaller and mid-sized layouts, with a scarce pool of larger family homes. Parking follows unit size: one space for one and two-bedroom units, two for three and four-bedroom units, three for penthouses.

A jazz club with a self-playing piano

Ellington has put real thought into the shared spaces, going well beyond the standard pool. The jazz club stands out as the most distinctive space: built around a large-format self-playing piano, with a sculptural marble dining table, hidden circular seating facing the stage and a bookshelf wall fitted with a sliding ladder. A dedicated bar and pantry make it suitable for hosting. The complex also includes a private cinema with reclining seats and high-definition projection, a club lounge, a yoga and Pilates studio fitted with premium reformers, and a gym with a juice bar. The changing rooms come with a sauna, an experience shower and a lavender room.

Amenities spread across rooftops, from the 12th to the 17th floor

Rather than concentrating everything at ground level, the project stacks its leisure amenities upward. Level 12 holds a 20-metre lap pool, a jacuzzi, cabanas and a fitness zone. Level 13 offers an adults-only pool, a barbecue deck and a games table. The 17th floor, at the very top, sets aside a viewing deck, a mini-golf course, an outdoor giant chessboard and lawn seating areas. At ground level there are also children's and adults' pools, a lagoon with fountains, a basketball court, a padel court, a jogging track and a pet park. The whole scheme is designed as a walkable district, with ground-floor shops and around thirty retail units on the master plan.

18 minutes from the airport, five from Dubai Islands Mall

The coastal location plays on measured proximity. Dubai Islands Mall is five minutes away, Dubai International Airport eighteen minutes, while Dubai Mall and Burj Khalifa sit thirty-five minutes out and Palm Jumeirah forty-five. The marketing material stresses an easy relationship with the city: the sea sets the tone, the horizon stays open, and the metropolis remains within reach without dominating the setting. The residences come with direct beach access and large windows that frame the view over the Gulf. Dubai Islands is developing fast, with several beachfront projects already delivered or under construction, placing Meriva Gardens within a rapidly forming environment.

Ellington is targeting families and long-term occupancy

The positioning speaks first to long-term residents rather than quick resellers, something the 2030 handover date confirms. The spaces built for children (indoor and outdoor play areas, a splash pad, a kids' pool) alongside the padel court, basketball court and wellness studios point to expat families looking for a full coastal lifestyle. The walkable layout, the built-in retail and the neighbouring hotel keep the address active without residents ever needing to leave the community. Ellington sticks to its usual signature here: careful materials, light tones, and a smooth flow between interiors and terraces. For a buyer, the appeal lies in that limited pool of larger family units and in an amenity offering that goes further than the sector average.
