Three nine storey buildings set against Dubai Hills' central park

Acacia Park Heights brings together three nine storey buildings sharing a common infrastructure, within the master plan of Dubai Hills Estate. Emaar Properties handed the project over in February 2020, which means it's already occupied, with a genuine rental track record behind it. Apartments range from one to three bedrooms, each with balconies fitted with glass balustrades. The regional park as the main amenity

Acacia's real strength doesn't lie in its private courtyards but in the adjacent Dubai Hills Park. It includes an artificial lagoon, a water park, a skate park, a dog walking area, tennis courts, a basketball court, an ice rink, picnic spots and jogging tracks. Across the whole master plan there are 45 kilometres of nature trails and 14 tennis courts. Add to that the Dubai Hills Golf Club, an 18 hole championship course, and the nearby Dubai Polo and Equestrian Club. Residents therefore have access to a range of outdoor activities well beyond what any single building could offer.

For an expat settling in long term, or an investor targeting long term rentals to families, Acacia checks the boxes expected in this segment.

Emaar, the long standing developer behind Dubai Hills

Dubai Hills Estate is a joint venture between Emaar and Meraas, and Emaar has built a large share of the residential stock there. The developer has a solid delivery record in the area, with more than 20,000 apartments and 2,000 villas planned across the development as a whole. Acacia fits into that continuity, with clean facade lines and consistent build quality, a hallmark of Emaar's residential portfolio. The fact that the project has been completed since 2020 makes it possible to assess how the common areas are managed and how the building holds up over time, an advantage over off plan purchases.
