Greenside Residence is made up of three buildings of different scale. The first tower has 19 residential floors above a basement, a ground floor, a podium and a rooftop technical level. The second follows the same layout but rises to 22 floors. The third building is limited to a ground floor and a podium. Emaar Properties is behind the whole scheme, located in Dubai Hills Estate, the community the group is developing between Downtown Dubai and Dubai Marina, along Al Khail Road. Handover is scheduled for September 2027.

Longer term, the planned Etihad Rail and metro lines nearby are expected to strengthen connections to the other emirates. King's College Hospital and Dubai Hills Golf Club are both in the immediate vicinity. For a buyer who wants to stay connected to the business hubs without dealing with the density of the city centre, the trade off works.

A developer that has delivered more than 85,000 homes

Emaar Properties remains one of the best capitalised names in the sector, with a market capitalisation of AED 51.8 billion and revenue of AED 24.9 billion for the 2022 financial year. The group states it has delivered more than 85,000 homes and has over 27,000 more in the pipeline, across twelve markets. This is the developer behind the Burj Khalifa and the full development of Dubai Hills Estate, which gives Greenside the backing of a developer who already controls the entire surrounding environment. The property is sold freehold. For an investor, this continuity between the developer of the building and the developer of the district lowers the uncertainty around delivery of the surrounding infrastructure.
