Two 16-storey towers set along Dubai Hills Park

Elvira comprises two buildings of identical scale: a basement, ground floor, podium, sixteen residential floors and a rooftop level. Emaar Properties has fitted an unusual mix into this apartment tower format. Buyers will find one to three-bedroom units, alongside three-bedroom townhouses sitting directly on the park and three-bedroom duplexes with terraces. The project runs along Dubai Hills Park at the southern edge of the master plan and sits a short walk from Dubai Hills Mall. Handover is set for 30 March 2027, on a freehold basis.

Townhouses and duplexes inside an apartment tower

The typology mix is what sets Elvira apart from most towers in Dubai Hills. The three-bedroom townhouses open straight onto Dubai Hills Park, a ground-floor garden layout rarely seen in a residential building. The three-bedroom duplexes add generous two-level terraces. Standard apartments range from one to three bedrooms, each with large balconies. This range of unit types targets two distinct buyers: families wanting house-sized space without giving up tower living, and buyers after a more compact home with park views.

The architecture sticks to Emaar's usual contemporary style: clean lines, horizontal massing, wide balconies. In short, the residence draws as much on its own facilities as on those of the neighbouring master plan.

Elvira benefits from Dubai Hills Estate's central location, sandwiched between Downtown Dubai and Dubai Marina and bordered by Al Khail Road. Downtown is about twelve minutes away, Dubai Marina fifteen, Dubai International Airport twenty and Al Maktoum International twenty-five. Dubai Hills Mall, with over 650 stores, is within walking distance, as is Dubai Hills Golf Club and its 1.2 million square metres of fairways. Planned metro and Etihad Rail lines in the area will add to connectivity further still. Nearby, King's College Hospital and GEMS International School round out the offering for families.

Emaar building on its own turf

Dubai Hills Estate is a joint venture between Emaar and Meraas, and the developer has been launching projects there for years. Emaar remains the largest real estate developer outside China, having handed over more than 81,600 residential units by the end of 2021. On this particular community, it controls the park, the mall and the golf course, allowing it to tailor each residence around amenities that already exist. For buyers, that cuts down on uncertainty about the final surroundings. Elvira is landing in a district that's already largely built out and functioning, not on the promise of a master plan drawing.
