A single building set along Club Villas Park

Golf Grand comes as one building only: a basement, a ground floor, fifteen residential storeys and a landscaped rooftop. Emaar Properties is building it along Club Villas Park, in Dubai Hills Estate, with the golf course greens as its immediate outlook. The collection is limited to 1, 2 and 3 bedroom apartments, including units on the ground floor. The facade combines glass on the upper levels with a solid podium base. Handover is set for 2027. The midrise format stands apart from the twin towers that dominate much of the neighbourhood.

Fifteen minutes from Downtown, twenty from the airport

Dubai Hills Estate sits in a central spot between Downtown Dubai and Dubai Marina, running alongside Al Khail Road. From Golf Grand, Downtown is reachable in fifteen minutes and the international airport in twenty. Dubai Marina is twenty five minutes away, and so is District 2020. Dubai Hills Mall is within walking distance, along with several international schools and a nursery. The upcoming metro and Etihad Rail lines will pass nearby, which should cut travel times to other emirates even further.

Golf views over a low-rise neighbourhood

The building's main selling point is what it looks out onto. The apartments face the Dubai Hills Championship Course, the villas of Club Villas Park and the low-rise communities around them. With only fifteen storeys, units on the higher floors look out over a green landscape rather than a cluster of towers. The course spans 1.2 million square metres of maintained fairways, with the Burj Khalifa visible in the distance. Dubai Hills Golf Club adds a driving range, a putting green, an academy and several restaurants.

By the end of 2022, Emaar had over 85,000 residential units delivered and 27,000 under construction, with the Burj Khalifa among its credits. Dubai Hills Park, described as the longest park of any community built by the group, runs along the southern edge of the neighbourhood with jogging tracks, sports courts, a skate park and a dog park. Golf Grand fits into a community that already works, not one still resting on off-plan promises.
