A single 20-storey tower set along the fairway

Golf Hillside consists of one 20-storey residential building, sitting above a basement, a ground floor and an elevated podium. Emaar Properties is building it within Dubai Hills Estate, the part of Mohammed Bin Rashid City wedged between Downtown Dubai and Dubai Marina, running alongside Al Khail Road. The project rests on a simple but tangible premise: every apartment looks out over the fairways of Dubai Hills Golf Course and the surrounding villa communities. Unit types range from one to three bedrooms. Handover is scheduled for late 2027, on a freehold basis.

Direct views over 1.2 million square metres of golf course

Dubai Hills Golf Club spreads across 1.2 million square metres of manicured fairways, with the Burj Khalifa and Downtown skyline forming the backdrop on the back nine. Golf Hillside makes this its central selling point. The facade orients balconies toward these greens rather than toward a road, something still uncommon for a tower of this size. Apartments are laid out to capture natural light, with wide openings facing the course. For a buyer, the golf view isn't just a marketing detail: it limits overlooking from neighbours and locks in an open outlook that few nearby buildings can guarantee over the long run.

LEED Gold certification and Al Safat rating

Emaar is targeting two environmental certifications here: the US LEED Gold standard and the local Al Safat rating, which is mandatory in Dubai for new builds. In practical terms, the building incorporates low-consumption LED lighting, sustainable materials and water-saving systems. The point goes beyond a green label. These features cut down on the operating costs borne by unit owners, a cost line that weighs heavily on net yields in Dubai. For a tower aimed at the rental market, keeping a lid on shared consumption is a genuine advantage. This is one of the few Emaar projects in this segment to combine both certifications from the design stage.

A podium built around pools, gyms and sports courts

The elevated podium houses most of the amenities. There's an adult pool and a children's pool, along with lounge areas and a pool deck. The sports offering runs deeper than on many comparable towers: indoor and outdoor gyms, a covered fitness studio, an open-air gym and a MUGA-style multi-sport court. On top of that, residents get a multipurpose hall, a children's play area, a splash pad, barbecue spots and landscaped gardens. Covered parking, lifts, the lobby and CCTV surveillance round things out. The idea is a self-contained building where daily life can be managed without ever leaving the podium.

Dubai Hills Mall and its 650 stores just minutes away

Dubai Hills Estate isn't a neighbourhood still on the drawing board, it's a master plan that has already largely taken shape. Dubai Hills Mall lines up more than 650 shops and restaurants, an eclectic dining scene and family attractions, including indoor roller coasters. Dubai Hills Park adds wadi trails, playgrounds, a children's splash park and an outdoor gym. Schools and clinics are within easy reach. On the road network, the brochure quotes ten minutes to Downtown Dubai and to Dubai Marina, fifteen minutes to Dubai International Airport and twenty-five to Al Maktoum. The upcoming Blue Line metro is expected to add further connectivity.

Emaar, the largest developer outside China

Emaar Properties remains the benchmark name in Dubai's residential market. The group has delivered more than 115,000 units and has over 42,000 more in the pipeline, with a market capitalisation above AED 71 billion as of 30 June 2024. It operates in more than a dozen markets and posted a half-year net profit of AED 5.3 billion. On Dubai Hills Estate specifically, Emaar is both the developer of the master plan and of the golf course itself, giving it unusual control over the project's immediate surroundings. For a buyer, that lowers the risk of an unforeseen neighbouring construction blocking the view down the line.
