A single 23-storey tower facing Dubai Hills Park

Lime Gardens is made up of one building only: a ground floor, a podium level, then 23 residential floors. Emaar Properties is building it in the southern part of Dubai Hills Estate, right along the community park. Handover is set for late 2025. The scheme combines 1 to 3-bedroom apartments with a limited run of 2-bedroom duplex townhouses, an uncommon mix for a tower of this height. Every unit gets floor-to-ceiling windows and open terraces looking onto the park's greenery.

Dubai Hills Park, right at the doorstep

Emaar describes Dubai Hills Park as the longest park across all of its communities. It brings together jogging tracks, a basketball court, a skate park, a volleyball court and a dog park. Lime Gardens residents can reach it on foot, as the tower sits directly on this green space. The park also includes wadi trails, children's play areas and a splash park. This direct access to a large green space is the project's main selling point, more so than its height.

Twelve minutes from Downtown via Al Khail Road

The tower sits on Al Khail Road, the artery running through Dubai Hills Estate between Downtown Dubai and Dubai Marina. Emaar puts Downtown at 12 minutes away, Dubai Marina at 15 minutes, Dubai International Airport at 20 minutes and Al Maktoum International at 25 minutes. The community also borders Business Bay, DIFC and Dubai Sports City. The planned route for the future metro and Etihad Rail runs nearby, which should improve connections in the medium term. For now, driving remains the main way to get around.

Dubai Hills Mall, five minutes away

Dubai Hills Mall sits five minutes from the tower and houses more than 650 shopping and dining outlets. It includes record-breaking indoor roller coasters and a wide range of family activities. At the base of the tower, Emaar is adding neighbourhood shops, cafes and restaurants. On the amenities side, Lime Gardens comes with an adult pool and a children's pool, a fully equipped gym, a multipurpose hall for events and landscaped gardens. Dubai Hills Golf Club, spread across 1.2 million square metres of fairways, rounds out the leisure offering in the area.

Duplex townhouses inside a tower

What sets Lime Gardens apart from its neighbours in Dubai Hills is its small collection of 2-bedroom townhouses spread over two levels. Most towers in the area stick to standard apartments. Here, buyers after a townhouse-style layout without giving up a serviced building get a rare option. Apartments come in 1, 2 and 3-bedroom layouts, designed with families, couples and young professionals in mind. Spacious terraces and park views add value to every floor.

Emaar, the largest developer outside China

Emaar Properties reports more than 81,600 homes delivered and around 35,200 units currently under construction. The group has a market capitalisation of AED 40 billion and posted revenue of AED 28.27 billion at the end of 2021. It is also the master developer behind all of Dubai Hills Estate, which keeps the tower, the park, the golf course and the mall working as one coherent whole. For a buyer, that lowers the risk around delivery and how the project fits into its surroundings. Lime Gardens sits within a master plan that is already largely built out, rather than an area still waiting to be developed.
