About this project

From 68 sqm to 1,567 sqm under one hospitality brand

Between the smallest and largest units at Palace Residences Hillside B, the floor area multiplies more than twentyfold. Emaar Properties is offering everything from a roughly 68 sqm one bedroom apartment to a full floor of nearly 1,567 sqm, with three bedroom townhouses in between. The scheme carries the Palace name, one of the group's hotel brands, and sits at Dubai Hills Estate, bordering a new park called Hillside Park. Handover is scheduled for 30 November 2030, making this a long term project even by Dubai's usual timelines. The official launch date hasn't been fixed yet, and the developer is currently only taking expressions of interest.

Six layouts, from apartment to full floor plate

The lineup starts with a 730 square foot one bedroom, moving up to a two bedroom of around 104 sqm and a three bedroom with maid's room at close to 147 sqm. The three bedroom townhouses reach about 250 sqm, giving the project a horizontal element that's unusual for a branded building. At the top end, Emaar is selling half floors of around 890 sqm and full floors of nearly 1,567 sqm. These last two formats function more like private floor residences than standard apartments. They're aimed at a handful of buyers only, and their presence says a lot about the positioning the developer is going for.

A double bowl skatepark and a 650 sqm ropes course

Most of the brochure focuses on Hillside Park, the green space the project backs onto. A 550 metre jogging loop runs around it, connecting several distinct zones. The sports area includes a double bowl skatepark, an uncommon feature for residential parks in Dubai, along with a 650 sqm ropes course and a ten hole mini golf. A community area is planned for neighborhood events, alongside a fitness space with a pool and a water plaza. The park is clearly geared toward families with children and teenagers, rather than just landscaped strolling grounds.

Palace, the hotel brand carried over into residential

Emaar runs Palace across its own hotels, including one in Downtown Dubai, and has been extending the brand into residential projects for several years now. The idea is to pair home ownership with hospitality style standards: concierge service, management of common areas and the brand's visual identity. For buyers, the label mainly serves as a resale marker, since branded residences typically trade at a premium on Dubai's secondary market. That said, the specific services included and the service charge level haven't been published yet. This is worth checking before committing, since it directly affects net returns.

An expression of interest before launch is even announced

The project is currently at the EOI stage, the refundable expression of interest that lets buyers secure a position before sales officially open. The amount required rises with the unit type, from a modest ticket for a one bedroom up to a seven figure dirham deposit for the full floor. The payment plan hasn't been released. With handover set for late 2030, buyers tie up funds for more than four years without full visibility on the schedule. Those buying in at this stage are essentially betting on Emaar's delivery track record at Dubai Hills Estate, where the developer has already handed over several dozen residences.

Resident families and high net worth buyers

Dubai Hills Estate has established itself as a primary residence neighborhood, with its 18 hole golf course, Dubai Hills Mall and direct access to Al Khail Road. The three bedrooms and townhouses clearly cater to that family demand, reinforced by the park and its facilities. The one and two bedroom units are more geared toward buy to let investors, in an area where long term rental demand stays strong. The half floors and full floors target a very narrow, often international clientele looking for floor space that's hard to find elsewhere in the neighborhood. Few projects in Dubai Hills cover such a wide spectrum, and that's probably what sets Hillside B apart from its neighbors.
