Two towers and duplex townhouses with direct access to Dubai Hills Park

Park Horizon is built around two asymmetrical towers, one with ten residential floors, the other with nineteen, sitting on a shared base made up of a basement, a ground floor and a podium. Each building keeps its own roofline. Emaar Properties has split the units into one to three bedroom apartments and, unusually for a high rise scheme, two bedroom townhouses spread over two levels. Handover is set for April 2026. The project sits along Al Khail Road, within Dubai Hills Estate, with direct access to the park that runs through the entire southern part of the community. That address, between the golf course, the park and the mall, is what sets the positioning.

Ten versus nineteen storeys, a deliberately uneven massing

The height gap between the two towers is not just a design flourish. Interior materials lean on natural finishes, kept within a restrained palette. The overall look stays consistent with Emaar's design language across Dubai Hills, without overreaching.

Duplex townhouses inside an apartment scheme

What really sets Park Horizon apart is its unit mix. Alongside the standard one to three bedroom apartments, Emaar has added two bedroom townhouses arranged over two floors. This hybrid format targets families who want the space and layout of a townhouse while still keeping the services of a managed residence. Lower level units come with private gardens, while upper floors get terraces. This choice clearly sets Park Horizon apart from the more uniform twin towers found elsewhere in Dubai Hills. For a buyer torn between a villa and an apartment, it offers a concrete middle ground.

A park, a mall and a golf course within walking distance

Dubai Hills Park is described as the longest park in the whole community, with jogging tracks, wadi trails, a playground, a splash park for kids, sports courts, an outdoor gym, a skate park and a dog area. Park Horizon connects to it directly, with no road to cross. Dubai Hills Mall, a few minutes on foot, brings together more than 650 shops and restaurants, family activities and attractions including a large indoor roller coaster. Dubai Hills Golf Club spreads across 1.2 million square metres of fairways with the Burj Khalifa in the background, plus a driving range, an academy and a putting green. This concentration of amenities within walking distance is what backs up the area's premium positioning.

Pool, gym and landscaped podium on the shared base

The residence's amenities sit on the podium shared by both towers. There is a swimming pool and a separate kids' pool, a fully equipped gym, a multi purpose hall and a dedicated kids' room. The podium itself is landscaped, extending into outdoor areas, a garden and a designed park with a barbecue zone, a play area and a sports court. Each tower has its own lift. This shared base pools running costs between the two buildings, something worth checking on the service charge side. The whole project is clearly aimed at families and couples looking for a green setting for daily life.

Emaar on familiar ground

Dubai Hills Estate is an Emaar Properties master plan, part of Mohammed Bin Rashid City and located between Downtown Dubai and Dubai Marina. The developer has already delivered numerous buildings and villas there, which gives Park Horizon an environment that is already built and lived in rather than an isolated construction site. Emaar reports more than 81,600 units delivered and over 35,200 under development. Dubai Marina, Business Bay and the international airport are all around twenty minutes away by car via Al Khail Road. As freehold housing, the target buyer is mostly the expat family settling in for the long term, rather than someone looking for a quick resale.
