Parkside Views is built as one standalone structure, which sets it apart from neighbouring Dubai Hills schemes that are often laid out as twin towers. The building stacks a basement, a ground floor, two parking levels, fourteen residential floors and a rooftop. Emaar Properties combines three housing formats rarely found together in a single building: 1 to 3-bedroom apartments, 3-bedroom duplexes and 3-bedroom townhouses set at the base of the building. Emaar describes Dubai Hills Park as the longest park across all of its communities. It features wadi trails, a splash pad for kids, a skate park, a dog park, a basketball court, a volleyball court and a jogging track. Parkside Views sits right on this green space, with no road to cross. In practical terms, residents step out of the building straight into the park, which changes the nature of everyday walks and weekend family time. This is the project's central selling point, more so than any distant skyline view.

Dubai Hills Mall on foot, golf ten minutes away

Dubai Hills Mall is a walkable distance from Parkside Views. It houses more than 650 shops and restaurants, family activities and some of the longest indoor roller coasters in the world. A ten-minute drive away, Dubai Hills Golf Club spans 1.2 million square metres of fairways with the Burj Khalifa as a backdrop, plus a driving range, a putting green and a golf academy. GEMS international schools are also around ten minutes away. This concentration of amenities within a short radius is what gives the neighbourhood its everyday value for a household with children.

Al Khail Road and the upcoming metro line

The neighbourhood runs alongside Al Khail Road, one of the main routes linking Downtown Dubai to Dubai Marina. From Parkside Views, Downtown is a few minutes away and the Gulf beaches around fifteen minutes. Emaar also highlights the proximity of future metro lines and the Etihad Rail project, which are meant to eventually speed up connections to airports and other emirates. For now, these rail links remain on the drawing board rather than delivered, and daily commuting still relies mainly on cars and the bus network. Buyers betting on future connectivity should factor in this uncertain timeline.

Separate pools, indoor and outdoor gym, BBQ area

The brochure lists amenities designed for an active family lifestyle. The adult pool is kept separate from the children's pool, which sits next to a dedicated play area. The complex offers both indoor and outdoor fitness facilities, still uncommon at this price point. A barbecue area and furnished common spaces round out the offering for gatherings between neighbours. The entrance lobby is styled as a shared lounge rather than a plain passage hall, with furniture and colour accents meant to make it feel like a living space.

Emaar, the largest developer outside China

Parkside Views carries the name of Emaar Properties, which reports more than 85,000 residential units delivered and over 27,000 under development as of 31 December 2022. The group posts a market capitalisation of AED 51.8 billion and operates across more than twelve markets. Emaar is also the master developer behind the entire Dubai Hills Estate, giving it control over the park, the mall, the golf course and the roads around the project. For buyers, that lowers the risk of a half-finished environment or one managed by multiple, disconnected parties. The building is sold on a freehold basis, the standard status for this area.
