Emaar plants its first residential towers in Expo City

Terra Gardens sits ten minutes from Al Maktoum International Airport, set to become Dubai's main aviation hub. The project comprises two towers, the first made up of a basement, ground floor, podium and twelve residential floors. Emaar Properties is offering one, two and three bedroom apartments here, alongside three bedroom townhouses. Handover is set for October 2029. The site sits within Expo City, the former Expo 2020 grounds now being turned into a mixed use district, an urban bet that few developers have yet followed through on with residential product.

Expo City, a district still taking shape

Expo City is not a typical Dubai master plan. The area reuses Expo 2020 infrastructure, including a dedicated metro station on the Route 2020 line and the large pavilions now converted into offices and cultural venues. The district is built around soft mobility and green space, with residential density still low. Terra Gardens is therefore arriving early in the neighborhood's cycle, meaning buyers are exposed to a gradual build up of shops and services over time. Dubai Marina is a fifteen minute drive away, linking this emerging area to the already established coastal districts. For an investor, the case rests on where the district is heading rather than where it stands today.

Glass facades and planted terraces

The architecture leans on clean lines and glazed volumes. The glass facades aim to maximize natural light in every unit. Apartments come with generous balconies, and some layouts include planted terraces that extend the living space outdoors. Inside, Emaar has opted for natural materials and warm tones, a choice consistent with the project's name. Large window openings become the defining feature of the living rooms. This design language follows in line with the developer's recent handovers, without any formal extravagance.

A mix built for several buyer profiles

The unit range runs from one bedroom apartments to three bedroom townhouses. That spread targets young professionals, couples and expat families looking for a larger layout with direct garden access. Townhouses remain uncommon within a tower setup, which sets Terra Gardens apart from the developer's purely vertical projects. Two and three bedroom apartments are aimed at families wanting a quiet, green setting. Emaar's stated goal is to cover several life stages within a single site. This variety also helps on resale, by widening the pool of potential secondary buyers.

A dog park and a meditation area

The amenities list goes beyond the usual pool and gym. Terra Gardens includes a dedicated green space for dogs, still uncommon in Dubai residences, addressing a real demand from pet owners. There is also an outdoor gym, jogging tracks, a yoga area and a meditation space. Families get children's play areas and multi purpose sports courts. Barbecue zones and communal lawns shape the social life of the community. The whole layout is tied together by a pool deck and walking paths connecting the different spaces.

Four years until the keys are handed over

The October 2029 handover date means a long construction horizon. This timeline fits a standard off plan purchase, with staged payments through the build. Buyers need to think in terms of the district's future value rather than immediate rental returns. Freehold status opens the purchase to foreign investors with no ownership restrictions. Emaar remains the best capitalized developer in the emirate, which limits execution risk on a project of this scale. The core bet remains Expo City itself, a district that will need to prove its residential pull by the end of the decade.
