Three twelve-storey buildings set around landscaped courtyards

Terra Woods brings together three identical buildings, each with a ground floor plus twelve residential storeys. Emaar Properties has arranged them around planted inner courtyards, a mid-rise layout that stands apart from the 40 or 50-storey towers the developer builds elsewhere in Dubai. The project sits within Expo City, the district built on the former site of the 2020 World Expo, south of the city. Handover is set for 31 March 2030. The unit mix combines one to three-bedroom apartments with a handful of townhouses, all on a freehold basis.

Five minutes on foot from Expo City and its metro station

Expo metro station serves the district directly, and Terra Woods sits a five-minute walk from the exhibition centre. The Red Line connects Expo City to the rest of the network, and the future Blue Line is set to strengthen coverage in the south. By car, Al Maktoum Airport is ten minutes away, a plus that carries more weight as this hub keeps growing. Dubai Marina is fifteen minutes off and Downtown Dubai thirty-five. The project also borders parks, water features and the area's planned Central Park.

Emaar has spread the amenities around the buildings rather than stacking them into a single podium. There are two pools (one for adults, one for children), a padel court, several sports courts and a jogging track winding between the walkways. An outdoor gym rounds out the offer for those who prefer training in the open air. The meditation garden, yoga lawn and rest areas set the tone for a wellness-focused project. An indoor multipurpose room and a barbecue area cater to community life.

Homes designed around natural light

Each residence is laid out to capture as much light as possible, with wide openings facing the gardens on one side and city views on the other. The architecture pairs clean lines, natural materials and finishes described as eco-friendly. Apartments range from one to three bedrooms, and the townhouses add an option for families after direct ground access. The architectural language stays contemporary and understated, without excess. The mid-rise approach allows for more intimate courtyards than large vertical developments typically offer.

A target market of families and long-term residents

The intended buyer profile shows through in the programme. The townhouses, children's pools and abundant outdoor space point the project toward expat families settled in Dubai for the long haul. Proximity to the metro and to Al Maktoum Airport also appeals to young professionals working in the southern zone, an area seeing fast growth in logistics and business activity. Expo City keeps expanding with new schools, offices and retail, which supports steady rental demand. A 2030 handover gives the district time to mature before residents move in.

Emaar, the largest developer outside China

Emaar Properties reports more than 118,400 residential units delivered and a presence across roughly ten international markets. The group posted revenue of AED 35.5 billion and net profit of AED 17.5 billion for the 2024 financial year, with over 50,500 homes still under development. That financial strength limits the risk of delay or cancellation, a factor that matters on a six-year handover timeline. Terra Woods adds to an already dense portfolio across Expo City and Dubai South. The developer is also rolling out several neighbouring communities there, including Terra Gardens and Terra Heights.
