Dana adds thirteen residential floors between the Expo 2020 pavilions

Thirteen residential floors rising above a podium and ground level: that is the massing chosen for Dana, the newest address in the Expo Valley Views collection. The building sits between Roudah (nine floors) and Ghadeer (fourteen), rounding out a sequence of stepped heights within the same masterplan. Expo City, the public entity that manages the former World Expo site, is the sole developer. The offering is limited to one, two and three bedroom apartments. Handover is set for December 31, 2029, which leaves roughly four years of construction from the sales launch.

The landowner is also the developer

This point carries more weight than it might seem. In most parts of Dubai, a private developer buys a plot from a master developer and then builds on it. Here, Expo City controls the land, the masterplan and the residential schemes all at once. Buyers are dealing directly with the operator that decides what comes next in the district, from future office blocks to event spaces. Freehold status allows purchase by non-residents, which remains standard practice in the emirate's designated zones.

A shape that rises from the ground rather than a tower

The architects aimed for a form that appears to emerge from the land itself, echoing the landscaped valley that gives Expo Valley its name. The facades use earthy, muted tones, a departure from the reflective glass that dominates Dubai Marina or Business Bay. Inside, the palette stays sandy, with natural materials and soft lighting. Large panoramic windows open onto the valley's green spaces. For an investor, this visual consistency with Roudah and Ghadeer has a practical upside: the cluster will read as one coherent district rather than a set of competing projects.

Infinity pool and kids' club on the podium

The podium holds most of the amenities. There are two separate pools, a main swimming pool and an infinity pool, plus a children's pool. A yoga deck, a shared gym and walking paths occupy the landscaped terraces. Families get a Kids' Club, a play area and a gaming lounge, while event lawns and barbecue zones serve communal gatherings. A prayer room, retail units and ground floor cafes round out the list and cut down on everyday trips off site.

Al Wasl Plaza, Terra and the Dubai Exhibition Centre nearby

Dana sits a few minutes from Al Wasl Plaza, the landmark dome from Expo 2020, and from the Terra pavilion built around sustainability. The Dubai Exhibition Centre, which hosts international trade shows year round, is also close by. Further south, Al Maktoum International Airport is set to become Dubai's main air hub over the next decade. That gradual shift in air traffic is the real long term bet on this part of Dubai South. The Expo 2020 metro station, the terminus of Route 2020, already links the site to the rest of the red line.

Expat families rather than short term tenants

The unit mix and amenity list point fairly clearly to the target buyer. With three bedroom units, a kids' club and a dedicated pool, Dana is aimed at settled households looking for space at a lower cost than the central districts command. Staff from future regional headquarters and airport related logistics jobs form a credible tenant pool. The one bedroom units could suit professionals working on site or at the exhibition centre. Short term rental demand looks less obvious here than at a beachfront location, except around major trade shows.
