Three layouts out of five come with an enclosed study, plus terraces up to 97 sqm along the E311

Of the five floor plans Emirates Properties has released for the first residential floor of Azha Views Residences, three include a closed study room. That detail says a lot about who this project is aimed at. The tower sits on a 2,150 sqm plot along Sheikh Mohammed Bin Zayed Road (E311), in the Al Amerah district of Ajman. It rises 29 storeys in total: a ground floor, four podium levels dedicated to parking, and 25 residential floors, with 14 to 16 units per floor. Handover is set for the second quarter of 2028. The developer offers just three unit types (one bedroom, one bedroom plus study, and two bedrooms), with the smallest unit starting at 818 sq ft, roughly 76 sqm.

The first residential floor sits directly on the podium

Units located just above the four parking levels benefit from the podium roof, and it shows in the outdoor space. The two-bedroom unit in the 102 series totals 231.63 sqm, including a terrace listed at 97.14 sqm, an unusually generous figure for this segment in Ajman. The one-bedroom unit in the 101 series totals 107.80 sqm with a 25.89 sqm terrace. Living rooms stay a reasonable size, ranging from 3.05 x 6.20 m to 3.60 x 6.00 m depending on the layout. Buyers should keep in mind, though, that these first-floor units do not represent the typical floors above, where sizes start at around 76 sqm and terraces will logically be more modest.

The enclosed study as the main selling point

The 103, 104 and 105 series are all "1 BHK + Study" layouts, with total areas ranging from 118.52 to 153.55 sqm. The study room measures roughly 3 x 3 m in each case (3.10 x 2.90 m for the 103 series, 3.00 x 3.15 m for the 104). That's enough space for a desk and a sofa bed, effectively making it a spare bedroom. Two of these layouts also include a second full bathroom instead of a simple powder room. For a couple working from home or a landlord looking to rent to two flatmates, this configuration sits between a standard one-bedroom and a two-bedroom unit, with lower running costs than the latter.

On the E311, between Khazna and Hamidiya Park

The brochure map places the building along the E311, near Mango Market, the Khazna data center, a nursery and Ajman's MCC cricket ground. Hamidiya Park, Mohamed Bin Zayed University and Hampton Heights British School also sit in the immediate vicinity. The developer lists Ajman City Centre, Ajman University, the Al Zorah nature reserve and Saudi German Hospital as 10 to 20 minutes away. Sharjah and Dubai airports are quoted at 20 to 30 minutes, though that figure depends heavily on peak-hour traffic on the routes toward Dubai. The floor plans distinguish four orientations: views of the Al Zahia community, city views, views of the Azha community, and views over the E311 and a garden.

Parking as an add-on, plus a pool and gym

One point worth checking before signing concerns parking. The brochure lists the private parking space as a paid option rather than something included in the price, even though four podium levels are set aside for it. In an area where a car is essential, that cost adds to the real budget. On the amenities side, the offering sticks to the basics: an equipped gym, a large swimming pool, 24-hour security with CCTV, a lobby and communal seating areas. Some of the shops, restaurants and cafes mentioned in the listing belong to the surrounding neighborhood rather than to the tower itself.

10% on booking, keys handed over in Q2 2028

The payment plan calls for a 10% down payment, followed by installments spread over up to five years. Since handover is set for mid-2028, some of those installments would fall due after completion, a point worth confirming in the sales contract. The project is freehold, open to all nationalities, whether resident or not. This isn't Emirates Properties' first project in the area: the developer is also behind AZHA Park Residences in Al Amerah and Amwaj Tower in Al Rumailah 3. Azha Views Residences follows the same tower-on-parking-podium formula, but in a more compact format with a tighter mix of unit types.
