About this project
In Ajman, a 122-metre tower betting on triplexes as much as one-bedroom units
Platinum Heights is set to reach approximately 122.75 metres, with 32 levels sitting along Sheikh Bin Zayed Road in the Al Amerah district. Team Arcon has planned 256 residential units, stacked above a base of six parking levels and three floors dedicated to building services and amenities. The programme spans a wide range, from 85 sqm one-bedroom apartments to four-bedroom triplexes reaching close to 276 sqm. The sales launch is scheduled for September 2026, with handover set for September 29, 2029. Floor plans and unit sizes remain subject to approval from ARRA, Ajman's real estate regulator, expected in August 2026. The property is offered on a freehold basis, a status open to foreign buyers in this part of the emirate.
144 one-bedroom units out of 256 homes
The backbone of the project is Type 01: 144 one-bedroom apartments of 916 square feet (85.16 sqm), making up 56% of the total. It's a format geared toward long-term rentals, aimed at professionals working in Dubai or Sharjah who are looking for cheaper rent. Two and three-bedroom units are scarce, with only 24 of each. One detail worth noting: the three-bedroom unit (149.09 sqm) is actually smaller than the two-bedroom (164.93 sqm), and its listed starting price is lower too. This reversal is worth a close look at the floor plans before booking, since it points to very different room layouts between the two typologies.
64 duplexes and triplexes in an Ajman tower
The upper end of the offering is unusual for the local market. Team Arcon has planned 48 four-bedroom duplexes of 224.4 sqm, split evenly across two levels of about 112 sqm each. On top of that, there are 16 four-bedroom triplexes of 275.98 sqm, spread over three levels of roughly 92 sqm each. These larger units make up a quarter of the building, a rare share for a residential tower in Ajman, where family-sized housing tends to be concentrated in villas instead. The strategy is clear: attract families who want more space without giving up apartment living, at a price point well below a comparable villa in Dubai.
Perforated screens against Gulf sun
The facade relies on perforated screens inspired by traditional mashrabiya patterns, designed to filter sunlight and reduce glass overheating. Vertical fins and horizontal bands break up the tower's mass into successive layers. Planted terraces and private balconies punctuate the elevation. Inside, the brochure details a marble lobby (floors and walls), walnut wall panelling, brass-finish staircase railings and upholstered leather furniture. Apartments come with porcelain flooring, Corian kitchen countertops and backsplashes, an electric range hood and centralized air conditioning, along with RAK sanitaryware, Grohe fittings and Legrand electrical fixtures.
Club, jogging track and rooftop pool
The amenity floor goes beyond mechanical rooms. It houses a clubhouse, a multipurpose hall, a games room, a children's play area and lounges arranged around the central circulation core. A jogging and cycling track wraps around this level, sitting 24.05 metres above ground, lined with planting, shaded seating areas and glass railings. The swimming pool sits on the rooftop, with an adjoining lounge space. The podium rounds out the offering with a rubber-floored gym, a wellness area and a yoga zone.
On Sheikh Bin Zayed Road, 30 minutes from DXB
The plot sits directly on Sheikh Bin Zayed Road, one of the main roads linking Ajman to the rest of the UAE. Emirates Road is reachable in about five minutes. City Centre Ajman and Sharjah University City are listed at 15 minutes, opening up a rental pool of students and teaching staff. Sharjah International Airport is 18 minutes away, Dubai International (DXB) 30 minutes, and Downtown Dubai 40 minutes, figures given by the developer outside peak traffic hours. The 300-space parking, spread across seven levels, remains a practical selling point in an area where a car is still essential.
Three years of construction after launch
The timeline is tight but clear. Regulatory approval from ARRA is expected in August 2026, a month before sales open. Handover, set for late September 2029, leaves three years to build a 32-storey structure served by four residential elevators and two central staircases. That ratio of four elevators for 256 units is worth watching at peak hours. Off-plan buyers should keep an eye on the escrow account and construction progress, since final unit sizes won't be locked in until the regulator gives its approval.

Team Arcon
Few developers in the Emirates draw every facade, floor plan and finishing detail of their towers in-house. Team Arcon, an architecture, engineering and development studio founded by Riyas Poolakkal, brings more than 20 years of experience and over 700 completed projects across India and the Middle East. From its Dubai office, the company now delivers its own residential developments, led by Platinum Heights, a 32-storey tower in Ajman priced from AED 421,688. It is a model where design quality is treated as a direct driver of investor value.
