About this project

Half the price due after the keys are handed over

Before handover, a buyer at Bluebell Residence will have paid only 50% of the purchase price. GJ Properties has pushed the other half into a post-handover plan, a split that remains unusual even among Ajman's off-plan projects. The building sits in Al Amerah, part of the Al Ameera area in the eastern part of the emirate. It stacks a ground floor, six parking levels and twenty residential floors. Only one and two-bedroom units are on offer, with sizes well above local norms, and handover is scheduled for the fourth quarter of 2028.

Five percent on booking, fifty after handover

The payment plan runs in four stages: 5% on signing, 35% during construction, 10% at handover and 50% after the keys are handed over. Over the two and a half to three years of construction, an investor's exposure is therefore capped at 40% of the price. The brochure does not state how long the post-handover balance is spread over, and that is the detail that actually matters: a 50% balance paid off over two years does not weigh on cash flow the same way as one spread over five. The developer also points to the absence of interest and commission fees, since the sale is handled directly. It also advertises 0% registration fees, a point worth confirming in writing with Ajman's land department before signing anything.

One-bedroom units starting at 108 sqm

Floor plans show twelve unit types per level. One-bedroom apartments range from 108.19 to 114.72 sqm, or roughly 1,165 to 1,235 square feet. In Dubai, that footprint would often pass for a compact two-bedroom. Two-bedroom units come in two sizes: 161.51 sqm for the most common type and 206.90 sqm for the corner units in types 02 and 11. Every unit comes with a fitted kitchen, floor-to-ceiling windows and a balcony, finished in a light interior palette. Nothing smaller than a one-bedroom is on offer, no studios and no penthouses, which rules out the short-let market for smaller budgets from the outset.

Six parking levels under the tower

The podium holds six parking floors, suggesting more than one space per unit in an area where a car remains a necessity. The facade carries a bluebell motif (the flower behind the project's name), which runs through the building as a recurring design element. Amenities stay fairly modest: a shared gym billed as a health club, a reception lobby, finished lift lobbies, lounge areas and a social zone. The building also has CCTV and high-speed internet. No pool appears on the amenities list, a notable gap compared with several neighboring towers in Al Amerah.

Al Watan University planned across the street

The brochure mentions the upcoming Al Watan University right next to the residence, close to Al Hamidiya Park, a three-minute walk away. For a landlord, a nearby campus can generate steady rental demand from teaching staff and administrative employees, and possibly from students sharing the two-bedroom units. No timeline has been given for the campus and this should be checked. The rest of the area's connectivity runs through Sheikh Mohammed Bin Zayed Road and Emirates Road, both leading toward Sharjah and Dubai. The developer quotes 10 minutes to Ajman City Centre, 15 minutes to the beach and the Al Zorah nature reserve, 20 minutes to Sharjah Airport and 26 minutes to Dubai International Airport, outside peak hours.

Who are these large Ajman units for?

The typical buyer profile looks like an expat family working in Dubai or Sharjah and looking for more space at a lower entry cost. The two-bedroom units over 200 sqm are clearly aimed at households with children rather than pure yield-focused investors. The payment plan could also appeal to a buyer planning to cover the post-handover balance with rental income. That approach, however, depends on a stable occupancy rate from 2029 onward, in a neighborhood where several major handovers are expected around the same time. GJ Properties shares little information about its past projects, so its delivery track record is something to look into before committing to the first payments.

Al Amerah

Al Amerah

Set in the eastern sector of the emirate, Al Amerah is one of the most sought-after residential neighbourhoods in Ajman. The area, whose development is associated with R Holding, blends mid- and high-rise residential towers with commercial buildings. It enjoys direct access to Sheikh Mohammed Bin Zayed Road (E311), which links it to Dubai, Sharjah and the northern emirates. With freehold ownership open to expats and competitively priced apartments in Al Amerah, the district attracts families, professionals and investors seeking strong rental yields.
