About this project

At Tavora Grand, the balcony sometimes accounts for over 40% of total floor area

On one of the studio layouts at Tavora Grand, the interior space measures 27.27 sqm while the balcony adds another 19.67 sqm. That ratio says a lot about what JHK Developments is building in Warsan 4. The building holds 113 units, studios and one-bedroom apartments only, spread across a basement, ground floor and six upper floors. Sales are being handled by Evolutions, and no official launch date has been set yet: the developer is currently collecting expressions of interest against a deposit. Handover is scheduled for the third quarter of 2028.

Balconies ranging from 6 to 20 sqm depending on the layout

The brochure lists seven unit types, and the main difference between them lies outdoors rather than indoors. For studios, interior areas stay fairly close together (27 to 30 sqm), but balconies range from 5.75 sqm to 19.67 sqm, pushing total areas to roughly 33 to 47 sqm. One-bedroom units follow the same pattern: 48 to 52 sqm of living space plus 14 to 19 sqm of balcony, for a total of 62 to 71 sqm. The developer also mentions units of up to 834 square feet, a layout that doesn't appear among those published. For a buyer, the question is straightforward: a large balcony adds to the sellable area, but it can't be rented out like an actual room. Layouts should therefore be compared on interior space, not on the advertised total.

Six floors, glass and porcelain finishes

The building stays mid-sized, following the B+G+6 format that dominates Warsan 4. Light-toned facades wrap around balconies with glass railings and large windows. Inside, units come with porcelain tile flooring, built-in wardrobes with a matte finish, and sliding doors leading outdoors. The open kitchen ships fully equipped (cooktop, built-in oven, hood) with upper cabinets and under-cabinet lighting. Bathrooms feature large-format floor-to-ceiling tiles, a full-height glass shower partition, and an LED-lit wall niche. One of the one-bedroom layouts also includes a study nook, a useful detail for tenants working from home.

Along the E311, opposite Dragon Mart

The plot sits right next to Sheikh Mohammed bin Zayed Road (E311), the main artery serving eastern Dubai. Dragon Mart, the large Chinese-goods mall in International City, is listed at 10 minutes away, with Mirdif City Centre a short distance further. Dubai International Airport and Dubai Safari Park are given at 15 minutes. Downtown Dubai sits 20 minutes out, Dubai Creek Harbour 22, and Dubai Marina 30 minutes, which places the project firmly on the eastern side, away from the coastal job hubs. Warsan 4 remains a quiet residential area, and its rental appeal rests mainly on lower rents than in more central districts.

An amenity floor with a jogging track

JHK groups its facilities on a single dedicated level, described in the brochure as the amenities floor. It includes a swimming pool with its own deck, an indoor gym, and an outdoor yoga area. A jogging track loops around the whole floor, an amenity not often found in a building of just 113 units. There's also a kids' play area, a barbecue zone, and several lounge corners. The entrance lobby, with its generous ceiling height, features a stone-clad reception desk, controlled access, and CCTV coverage.

40% before handover, and a price gap at completion

The payment plan follows a 40/60 structure: 40% during construction, the remaining 60% at handover. The developer also publishes two separate price lists, depending on whether the buyer settles before or after handover. The gap runs at roughly 7% for studios and 5% for one-bedroom units. In other words, spreading out payments comes at a cost, and each buyer has to weigh whether they'd rather tie up capital earlier or pay that premium later. The reservation deposit itself stays modest, but it commits buyers to nothing until the launch takes place and final prices are confirmed.

JHK, a mid-size building specialist since 2019

JHK positions itself as a developer of mid-size residential buildings, active in Dubai since 2019. Its approach is straightforward: human-scale buildings, shared amenities, and contained prices. Tavora Grand follows that same formula, with a tight unit mix aimed at single professionals, couples, and small families. Sales run through Evolutions, a Dubai-based firm that handles strategy, sales, and marketing for off-plan projects. Before committing, an investor would do well to check JHK's track record on completed projects and the escrow account tied to this construction.

JHK Developments

Three completed buildings, a fourth under way and an entry price starting from AED 550,777: JHK Developments is carving out its niche in Dubai far from the race for supertall towers. Since 2019, this boutique developer has focused on human-scale mid-rise residences in Warsan 4 and Liwan 2, two fast-growing residential communities. Its promise rests on three words, Community, Quality and Innovation, and one clear goal: to become Dubai's most trusted boutique developer by 2030. For investors seeking a balanced price-to-quality ratio, it is a name worth watching.
