About this project

Offices up top, homes below: IGO flips the usual stacking order at Meydan Horizon

Across the twenty floors of Ayaan Heights 1, apartments occupy the lower section of the tower, from the second to the fourteenth level, while offices take the upper floors. This layout runs against the grain of most mixed-use towers in Dubai, which typically place commercial floor space in the podium and reserve the high-up views for residents. Invest Group Overseas (IGO) is developing the project in Bukadra, within the district known as Meydan Horizon, with sales handled through the agency fäm Properties. The scheme sits on a basement parking level, a ground-floor retail level and a three-storey podium. Handover is set for 30 March 2028, on a freehold basis.

Fifteen floors of homes beneath the offices

The vertical split is the most distinctive feature of this project. Residents live between the second and fourteenth floors, while offices start from the fifteenth floor upward. The source material contains an inconsistency: it places offices "from the fifteenth to the twelfth floor," which doesn't add up for a twenty-storey tower. Buyers would do well to ask the developer for final floor plans before booking a unit. This layout has a practical consequence: apartments miss out on the highest floors, but sit closer to the podium and its amenities, which means shorter elevator rides day to day.

IGO is building a second scheme in the same district

Ayaan Heights 1 isn't IGO's only project at Meydan Horizon. The developer is also building Winslow nearby, a building with 260 units including 62 offices grouped within the podium. The logic is the same in both cases: blend residential and commercial space in a district still under construction, on the assumption that a professional clientele will follow the residents in. The "1" attached to the name suggests a second phase is planned, though the available information says nothing further on this. For investors, this concentration cuts both ways: IGO knows the area well, but it's putting multiple mixed-use products on the market that could end up competing with each other at resale.

One to three bedrooms, balconies facing the lagoon

The offering is limited to one, two and three-bedroom apartments, with no studios or penthouses. Layouts are open-plan, and every unit comes with a balcony facing either the artificial lagoon or the pool. Interiors lean on a neutral palette and materials whose nature and origin aren't specified in the source material. The facade combines straight lines with floor-to-ceiling glazing, a design language common across recent towers in Meydan. The absence of studios points this product toward couples and families rather than short-term, low-ticket rentals.

Coworking space and a conference room among the shared facilities

The amenities list reflects the building's mixed-use nature. There's a coworking space, a conference room and a clubhouse, which in some sense extend the office floors above. On the leisure side, the project includes an infinity pool, a children's pool, a spa, a gym, a yoga studio and a meditation area. Landscaped gardens, a playground and storage areas round out the offering, alongside concierge service, CCTV and 24-hour security. The shops and cafes on the ground floor are expected to serve both residents and staff working in the offices above.

Six kilometres from Downtown, twenty from Palm Jumeirah

The developer provides precise driving distances. Downtown Dubai sits 6 km away, Business Bay 10 km, DIFC 12 km and Palm Jumeirah 20 km. World Islands, at 5 km, functions more as a visual landmark than a daily destination. No nearby metro station is mentioned in the source material, so driving remains the default mode of transport, which underscores the importance of the basement parking. Bukadra is currently home to around a dozen residential projects built around the same lagoons, and Ayaan Heights 1's edge over its neighbours will likely come down to its mixed-use positioning rather than its location alone.
