About this project
Three certifications for a 221-unit tower: Prescott bets on proof rather than slogans
The Caden lists three labels at once: LEED for environmental performance, WiredScore for digital connectivity and the WELL Building Standard for occupant health. Few mid-sized residences in Meydan Horizon carry all three at once. Prescott's tower holds 221 units spread across twenty residential floors, sitting above a retail base and a three-storey podium. Every apartment will be handed over furnished and fitted with smart home controls. Keys are scheduled for handover on December 31, 2028, in the Bukadra district within Mohammed Bin Rashid City.
LEED, WiredScore and WELL: what each label actually covers
Each certification measures a different area. LEED tracks energy and water use along with material choices. WiredScore rates telecom infrastructure quality, including fibre redundancy and mobile coverage in common areas. WELL focuses on air quality, natural light and acoustic comfort. For an investor, these labels matter most at resale and with corporate tenants, who increasingly list them among their housing requirements. The brochure does not specify the target tier for each label (Silver, Gold or Platinum for LEED, for instance). That's a detail worth confirming at reservation stage.
145 one-bedrooms out of 221 units
The unit mix makes the target buyer clear. One-bedrooms account for 145 units, roughly 66% of the scheme. Next come 38 two-bedroom-plus-study units and 35 three-bedroom-plus-study units. The top tier is limited to two four-bedroom duplexes and a single penthouse. The study room added to the two and three-bedroom layouts targets professionals working from home part-time, a common profile among expats based in DIFC or Business Bay. Delivering these units furnished, with European finishes according to the developer, makes for a faster turnaround into rental after handover.
Twenty floors on a five-level base
The building sits on two basement parking levels, a ground-floor retail zone and three podium levels. The twenty residential floors start above that base. The architecture combines glass, metal and natural textures, with wide glazed facades facing Meydan Horizon's crystal lagoon and the Downtown skyline. The entrance lobby rises to a seven-metre ceiling and opens onto a shaded drop-off area and retail units. Building access, security and parking run on AI-driven systems, while each apartment manages lighting, air conditioning and security from a central control panel.
Resident-only spa and rooftop pool
The rooftop holds an infinity pool with skyline views and an adjoining sky deck. At podium level, the resident-only spa includes a hammam, sauna and cold plunge pools. Prescott also lists a gym with equipment that adjusts workouts to the user, plus an outdoor training area facing the canal. Families get a separate kids' pool away from the main lap lane, a play area and a landscaped garden. A private cinema room, a clubhouse and a barbecue terrace round out the amenities. All these spaces remain reserved for owners and their tenants.
Ten minutes to Downtown, fifteen to DXB
Meydan Horizon is built around an artificial lagoon, tree-lined boulevards and cycling paths. From The Caden, the developer puts Downtown Dubai, Dubai Mall, DIFC and Business Bay at ten minutes away. Dubai International Airport is fifteen minutes out, Mall of the Emirates twenty, and Dubai Marina twenty-five. Al Maktoum International, set to become the emirate's main airport, sits thirty-five minutes away. The Al Khail corridor and proximity to the Ras Al Khor reserve keep the tower away from Sheikh Zayed Road traffic without pulling it away from job centers.
Prescott, nearly twenty years in Dubai
Prescott points to close to two decades of activity in the emirate, with a marketing approach that stays fairly low-key compared with the market's bigger names. The developer picked up two awards at the Arabian Property Awards 2024/2025. Legado by Prescott won Apartment Development of the Year and Serene Gardens II took Mixed-Use Development of the Year. The Caden is being marketed in part through the Golden Bridge agency. The property is sold freehold, a standard arrangement in this part of MBR City. For a buyer, Prescott's delivery track record on past projects remains the first thing to check with the DLD before committing to a late 2028 handover.
