About this project
Marble flooring and Japanese lines: The Waterway publishes its finishes schedule
Few brochures spell out materials room by room. The Waterway does, from the front door to the gym changing rooms. Prestige One lists marble flooring throughout the apartments, composite stone countertops and solid wood doors. The building rises in Bukadra, within the Meydan Horizon district (Mohammed Bin Rashid City), with handover set for 30 June 2027. The unit mix is limited to one and two bedrooms, topped off with a handful of penthouses with terraces. The project is freehold, open to full ownership by non-residents.
Marble, composite stone and solid wood doors
The finishes schedule draws a clear line between zones. Inside the units, marble runs across the main floor, the kitchen and bathroom vanity get composite stone counters, while cabinet boxes and wardrobe fronts stay in laminate. Showers are enclosed with glass panels, and a grey glass partition on a black metal frame divides certain spaces. The developer points to Japanese influences, with open layouts and a neutral palette. In the common areas, the lobby combines marble, a grey slate wall and a curved stone panel. This level of detail lets buyers compare specs line by line with other projects, something few competitors allow at the off plan stage.
G+17 or G+20: a height still to confirm
The sources don't agree on the building's scale. The marketing description mentions a ground floor, seventeen residential floors and an equipped rooftop. The official brochure describes a G+20 building. The gap may come down to how technical floors or the rooftop are counted, but it affects both the unit count and the height of the views. Buyers would do well to ask for the final site plan and the project registration document before locking in a specific floor. The facade itself is described with large glazed surfaces and clean horizontal lines.
Climbing wall and double height gym on the roof
The top floor holds most of the amenities. There's a pool, a double height gym and a barbecue area with an outdoor lounge. The climbing wall stands out in Dubai, where buildings of this size often settle for a pool and a basic fitness room. It comes with separate men's and women's changing rooms, finished in rubber flooring and porcelain tiles. At ground level, the entrance lobby features water features, as do the two outdoor lounges. An open air cinema rounds out the offering.
Penthouses facing Ras Al Khor
The unit mix targets buyers after livable space rather than a yield studio. One and two bedrooms make up most of the stock. The penthouses come with terraces facing the lagoons and the Ras Al Khor Wildlife Sanctuary, a mangrove reserve known for its migrating flamingos. The sanctuary sits about five minutes away by car. This protected neighbor guarantees an open view on one side, a lasting advantage in a district still under construction.
Meydan Horizon: 185.5 hectares and a 2km canal
The Waterway sits within a large scale master plan. Meydan Horizon spans 185.5 hectares and totals more than 39 million square feet of buildable area, around 3.6 million square meters. The district's developer is planning for some 72,000 residents and a 2km canal. Burj Khalifa, Dubai Mall and Business Bay are listed at fifteen minutes away, with DXB international airport and the Dubai Creek Golf & Yacht Club at twenty. Meydan Racecourse and the upcoming Meydan One Mall round out the nearby landmarks. These drive times assume a car, as no metro station is mentioned within walking distance.
Prestige One is building out multiple addresses in Bukadra
The Waterway isn't a one off for its developer. Prestige One is also building Parkway, The Highgrove and Future Residence in the same area, with handovers staggered between 2027 and 2028. For buyers, this concentration cuts both ways. It signals a long term commitment from the developer to the district. It also creates internal competition at resale or rental time, since several buildings from the same brand will hit the market within months of each other. The sports rooftop and the detailed finishes schedule are the two things that set The Waterway apart from its neighbors.
