720 apartments, a 5% down payment and 1% monthly instalments over seven years

A 5% down payment secures an apartment at Infiniti Tower. The balance is then paid in monthly instalments of 1%, over a period the official brochure sets at seven years. GJ Properties is developing this 720-unit residential tower in Al Amerah, the district of Ajman that currently accounts for a large share of the emirate's off-plan launches. The scheme offers only two and three bedroom units, with gross floor areas noticeably larger than what typically sells in the area. According to the project's data, handover is scheduled for December 2028. The name varies between documents (Infiniti or Infinity), but it refers to the same building.

Seven podium levels beneath 45 residential floors

The massing reads from bottom to top: a basement, a ground floor, seven podium levels, forty five residential floors and a landscaped rooftop. That adds up to more than fifty levels above ground. The architects worked with the tower's vertical lines and large glazed surfaces. By contrast, the podium is broken up by horizontal banding and punctuated with planted terraces. The facade stays in light tones, a common choice in the Gulf to limit heat absorption. The plans place the building at the corner of Sikka Road and a service road.

Over 250 sqm of terrace on the first residential floor

The first residential floor differs completely from the typical floors above. Unit 101, a three bedroom apartment, comes with a terrace listed at 268.73 sqm, and several neighbouring units on the same floor exceed 100 sqm of outdoor space (139.99 sqm for unit 102, close to 136 sqm for units 105 and 106). These spaces are carved out of the podium roof, which the developer has distributed among the units on this level. On the standard floors, two bedroom units show gross areas of roughly 158 to 170 sqm and a single balcony of just under 5 sqm. Rooms remain generous, with living rooms measuring 5.35 x 5.65 m on some layouts and master bedrooms of close to 20 sqm. GJ Properties states that all measurements are indicative and subject to change.

A payment schedule longer than the construction timeline

The 1% monthly formula is worth running through the numbers. After the 5% down payment, it takes 95 monthly instalments to clear the price, which works out to just under eight years in theory. The brochure states seven years, which likely implies a larger balloon payment at some point in the schedule and should be checked against the sale contract. Payments therefore continue well past handover. The brochure also mentions two milestones, Q4 2027 and Q1 2028, both earlier than the December 2028 date given in the project's official data. On a build of this height, a cautious investor would plan around the later date.

Sauna, steam room and an adults only pool

The amenities list runs long, but three features stand out for Ajman. The tower includes an adults only pool, separate from the shared pool and its deck. A sauna and steam room round out the indoor gym, a wellness offering that few mid market residential buildings in the emirate include. For families, a play area, a landscaped garden and pedestrian walkways occupy the podium levels. Retail units and cafes are planned at the base of the building, along with covered parking, a smart home system in the units and camera surveillance.

Taller than its neighbours in Al Amerah

The district already counts several recent developments. Platinum Heights tops out at 32 floors, while AZHA Park Residences relies on four mid rise buildings. Infiniti Tower stands about twenty floors above both projects, which should mean clearer views from its upper levels. GJ Properties knows the area well, as it is also marketing Bluebell Residence there, where half the price is payable after handover. Here, the developer has opted for a different mechanism, spread more evenly over time. By car, Al Hamediya Park is 5 minutes away, Ajman City Centre 10 minutes, Ajman beach 15 minutes, Sharjah Airport 20 minutes and Dubai's airport about 30 minutes outside peak hours. The project is freehold, open to foreign buyers.
