About this project

Pick the view before you pick the layout: the logic behind Luluat Marina

Luluat Marina comprises 159 units spread across twelve residential floors, sitting above a ground floor and two basement levels. Developer ICTReD (ICT Real Estate Development) is building the tower in the Marina District of Luluat Al Raha, a man-made island on the waterfront at Al Raha Beach in Abu Dhabi. The sales brochure organizes the whole offering around a single question: which view does the buyer want? There are three options, marina, park or sea, and each unit type is tied to one of them depending on floor and orientation. Handover is scheduled for June 2030, on a freehold basis. That timeline leaves nearly five years of construction ahead, something off-plan buyers should factor into their decision.

Twelve floors of glass facing the basin

The building stays relatively low-rise for the area. Above the twelve floors of apartments, the roof holds a pool and a terrace. The facades rely on large glazed surfaces framed by clean lines that fit the marina setting. No architect is named in the documents provided. With only 159 units, the building falls into the small-scale residence category, far from the several-hundred-unit towers found on Yas or Reem.

From 46 sqm studios to 263 sqm three-bedrooms

The unit mix is wider than average. Studios range from 45.60 to 58.59 sqm, one-bedrooms from 87.42 to 98.39 sqm, each with a dressing area and guest toilet. One-bedroom lofts, around 144.5 sqm, come with a 3.80 by 8.60 meter living room and a separate study. These are only found on levels 2, 4, 6 and 8, on the marina side. Next come the type D two-bedrooms (136 to 180 sqm), three variants of two-bedroom units with a maid's room (174 to 230 sqm), two-bedroom duplexes ranging from 169 to 237 sqm, and finally three-bedrooms listed at around 263 sqm. Type C even adds a study and a laundry room.

Floor and orientation determine the outlook

The floor plans spell out the view unit by unit, which is unusual. Most one-bedrooms face the marina, from level 2 through level 11. Depending on their position, studios look out over the beach and park or face the internal community instead. The type A two-bedrooms with maid's room split between park view, beach view and community view, with only one variant facing the marina. For an investor, this detail matters for rent and resale value, since a "community" view won't command the same rate as a water view. It's worth checking the exact floor and orientation before booking.

After Juman 1, 2 and 3, a fourth building

ICTReD isn't starting from scratch here. The Marina District has already seen three launches under the same program, Juman 1, Juman 2 and Juman 3, which laid the groundwork for the neighborhood. Luluat Marina rounds out this cluster along the basin. The master plan, described as internationally award-winning, includes a community park, a landscaped beach, a promenade along the marina, a nursery, a mosque, a clinic, a cinema and games room, plus an island dedicated to dining. How much this address is actually worth will hinge on these shared amenities being delivered, not just the building itself.

Rooftop pool and a separate kids' pool

Inside the building, the amenities are standard but complete. The rooftop pool and terrace are the centerpiece, with a separate pool set aside for children. A shared gym, a lobby with concierge service, landscaped grounds and 24-hour security with CCTV round things out. Parking is on the two basement levels. Beachfront restaurants and the promenade, both within walking distance, make up for the lack of retail inside the building itself.

Ten minutes from Yas and Zayed Airport

Al Raha Beach sits at a pivotal point on the corridor between Abu Dhabi and Dubai. The developer cites a 10-minute drive to Yas Island, to Zayed International Airport and to the future Disney Abu Dhabi park. Downtown Abu Dhabi is 20 minutes away, Saadiyat 25, and Dubai 50. These commute times make the project a credible option for professionals working on Yas or near the airport, as well as for expat families looking for a park and a beach nearby. The arrival of Disney could also boost short-term rental demand by the time the project is handed over.
