About this project

Seven homes out of ten are two-bedroom units: Infracorp's tower targets mid-sized households

Of the 370 apartments in California Residences, 266 have two bedrooms. That figure sets the tone for the project Infracorp is building in Wadi Al Safa 4, at the entrance of California Village, a gated community where the first villas are already occupied. The building has two basement levels, a ground floor and ten residential storeys, a far cry from the forty-storey towers found in Business Bay or the Marina. Handover is scheduled for 17 April 2028, on a freehold basis, with sales handled in part through Knights Court Real Estate.

266 two-bedroom units, 84 one-bedroom units, 20 three-bedroom units

The unit mix is deliberately skewed. Two-bedroom apartments make up around 72% of the total, ranging from 1,060 to 1,394 square feet (98 to 130 square metres). The 84 one-bedroom units span 643 to 887 square feet (60 to 82 square metres), putting them above the typical size for studios and small units in the area. Three-bedroom apartments are scarce, with only 20 units on offer, between 1,244 and 1,700 square feet (116 to 158 square metres). Worth noting for buyers comparing floor plans: the smallest three-bedroom unit is actually smaller than the largest two-bedroom one. Every kitchen comes fitted with German-made appliances, and interiors follow a minimalist style in neutral tones.

At the entrance of California Village, 22 villas already handed over

The tower isn't rising on empty land. It sits at the entrance of a gated community where Infracorp has already handed over the keys to 22 villas, and the brochure describes one villa phase as fully sold out. For an off-plan buyer, that track record matters: the neighborhood already exists, and internal roads and green spaces are up and running. The architecture uses clean lines and large glazed windows designed to open the units onto the community's landscaped gardens. The modest ten-storey height also keeps the building in scale with the surrounding houses.

Infracorp, the real estate arm of Bahrain's GFH

Infracorp is part of GFH Financial Group, a financial group based in Bahrain and listed on several Gulf exchanges. The developer is less of a household name in Dubai than Emaar or Majid Al Futtaim, its direct neighbor in Wadi Al Safa through Ghaf Woods. Still, backing from an established financial group offers some reassurance about the ability to see a project through to completion. California Village serves as a showcase here: buyers can walk through the completed villas to judge build quality firsthand, a more concrete argument than any 3D rendering.

Padel, an outdoor cinema and a supermarket at the base of the building

The brochure lists around thirty amenities, some of which stand out for a building this size. A padel court and an outdoor cinema sit among the outdoor areas, alongside barbecue zones, cabanas and a sky garden. On the wellness side, the project includes a gym, a sauna, a steam room, plus terraces set aside for yoga and tai-chi. The ground floor is mostly given over to everyday retail: a supermarket, a pharmacy, a community café and even a post office. Families will find a kids' pool, a climbing wall and an indoor game room, while pet owners get a dedicated grooming space.

Two minutes from GEMS Winchester School and IMG Worlds

Location is a strong pull for families. GEMS Winchester School and the indoor theme park IMG Worlds of Adventure are both two minutes away by car, Cityland Mall is eight minutes off and Global Village is nine. The area is served by the E311 and D54 roads, putting Downtown Dubai 20 minutes away, Dubai Hills Mall 19 minutes and Mall of the Emirates 23 minutes. Both airports, Dubai International and Al Maktoum, sit at roughly 25 minutes each, a rare balance. There's no metro station within easy reach, though, and both the Marina and Palm Jumeirah remain about half an hour away. The target buyer is clear: expat families with children looking for more space than a downtown flat, without committing to a full villa.
