About this project
10-foot floor-to-ceiling windows and a single 2,700 sqm amenity floor
The windows at LIV Maritime run 3 metres from floor to ceiling. That figure, flagged on the first pages of the brochure, sums up the approach LIV Developers has taken at Dubai Maritime City: betting on views rather than on height. The tower has 47 levels according to the developer. The technical fact sheet lists a ground floor, 5 podium levels, one amenity floor and 42 residential floors, a breakdown that adds up to slightly more than 47, a discrepancy worth clarifying with the seller. The offering runs from one-bedroom apartments to townhouses, with handover set for 31 December 2028. The scheme is sold freehold, as is most of the peninsula.
Townhouses and duplexes pushed right up to the boardwalk
The site layout is the most interesting part of the story. The architects pulled the tower, the duplexes and the townhouses forward, right up to the edge of the waterfront promenade, so that no volume blocks the sea line. The developer states that every apartment has a water view, a claim that holds up on a plot sitting directly on the Gulf. The angled glass corners of the living rooms open onto two sightlines: the Jumeirah coastline toward the Bvlgari Resort, Burj Al Arab and Palm Jumeirah on one side, Downtown and Burj Khalifa on the other. The fully glazed facade reads more like an office tower than the sculpted shapes favoured by some neighbours.
Signature Collection: a separate badge and private pools
Above the standard stock of 1 to 3 bedroom units, LIV sets aside a limited run called the Signature Collection. It groups the townhouses, the duplexes and a portion of the three-bedroom units. These homes come with double-height volumes, fitted terraces or gardens, and private plunge pools. Every townhouse and duplex has its own access card, a dedicated entrance and a separate lobby, which genuinely sets them apart from the tower's main traffic. On finishes, the brochure lists Italian stone, marble and quartz countertops, Villeroy & Boch sanitaryware, and Italian and German fittings. Worth noting: motorised curtains are only included with the optional furniture package.
Over 2,700 sqm of amenities on a single floor
LIV concentrates all its facilities on one level of roughly 29,000 square feet, indoor and outdoor space combined. The centrepiece is an oversized infinity pool, paired with a separate children's pool. The sports offering runs above the local average: an indoor gym, an outdoor training area, a padel court and a yoga studio. A sauna, a play area, barbecue zones and a conference room round out the list. On the ground floor, a double-height lobby with 24-hour concierge welcomes residents of the tower.
Betting on Mina Rashid and the Al Shindagha corridor
Much of the neighbourhood's future value rests on public infrastructure projects. The RTA's Al Shindagha corridor, budgeted at AED 5.3 billion, calls for three bridges over 13 kilometres to speed up links between Maritime City, DIFC and the World Trade Centre. The metro extension, estimated at over AED 18 billion, has yet to confirm its exact route near the peninsula. Mina Rashid, named the world's best cruise port, is targeting capacity for more than 3,000 berths for yachts and boats. The developer quotes 5 minutes to Rashid Marina, 15 minutes to DIFC and 20 minutes to the airport. Its two marketing documents give different travel times to Palm Jumeirah (20 or 30 minutes), which is reason enough to treat these estimates with some caution.
A mid-sized tower among the peninsula's giants
Competing projects on Dubai Maritime City will hand over between 2027 and 2029. Mar Casa and Harbour Lights both exceed 50 floors, Breez reaches 60, and Beyond's Ôrise towers target the same handover window. At 47 levels, LIV Maritime positions itself as a boutique tower, selling on amenities and finish rather than on height. LIV Developers built its name in Dubai Marina with the LIV Residence and LIV Marina buildings, where its reputation rests on kitchen and bathroom finishes. For a buyer, the real question is less about the concept and more about whether the end-of-2028 timeline holds, in a district where several thousand units are set to land at the same time.

LIV Developers
Duplexes with private pools elevated above a marina, floor-to-ceiling glass and a sea view from every single residence: this is the signature of LIV Developers. The international developer creates boutique luxury buildings exclusively on the waterfront, in Dubai Marina, Dubai Maritime City and Dubai Islands. Instead of chasing skyline-dominating megatowers, LIV focuses on limited collections of homes with efficient layouts and hotel-style amenities. For investors, that means access to scarce, highly desirable assets in some of the emirate's most sought-after coastal addresses.
