About this project

Modon bets on single-typology family villas at Hudayriyat

Wadeem Gardens sells villas only. No apartments, no towers, just three gated clusters of two-storey houses with four, five or six bedrooms. The scheme is developed by Modon, the government-backed developer overseeing the master plan for Hudayriyat Island, off the coast of Abu Dhabi. Built-up areas range from 430 sqm for the 4-bedroom to 591 sqm for the 6-bedroom, sitting on plots of 532 to 720 sqm. Sales launch is set for 29 September 2026, with handover in April 2031. Buyers can pick between two facade styles, contemporary Arabic or modernist, a choice that is unusual for an off-plan product at this scale.

Two storeys, private plot, flexible layouts

Every villa spans two levels with a terrace, a private garden and covered parking. Layouts are designed to be reconfigured as the family grows, a feature that matters when buying a home meant to last fifteen or twenty years. Facades favour clean geometry, a light colour palette, large windows and generous balconies. The 4-bedroom offers 430 sqm of living space on a 532 sqm plot, the 5-bedroom moves up to 510 sqm on 630 sqm, and the 6-bedroom tops out at 591 sqm on 720 sqm. These are proper family-house dimensions, not showcase villas. The product is clearly aimed at families who want ground-level space rather than height and views.

Six clubhouses and a 2.3km green spine

The amenity plan is dense for a villa community. Modon lists six clubhouses spread across the clusters, an unusual number that keeps distances short between each home and its shared space. A 2.3-kilometre pedestrian spine runs through the district, linking the various living zones. On top of that come a sports arena, an office park, health centres, cinemas, plus shops and restaurants. Two international schools are planned on site, a decisive point for expat families who want to avoid long school runs. A waterfront promenade rounds out the offer, opening up the shoreline for walking and downtime.

Airport 20 minutes away, ADGM 23 minutes

Hudayriyat Island connects to Abu Dhabi through a tunnel, which changes the access equation. From Wadeem Gardens, Zayed International Airport is quoted at 20 minutes and the Abu Dhabi Global Market (ADGM) financial centre at 23 minutes. The Louvre Abu Dhabi sits 25 minutes away, and the emirate's upcoming Disneyland is just 15 minutes out. The island is going through a major urban transformation, with several Modon communities underway (Nawayef, Bashayer, Wadeem Villas) gradually adding to the residential supply. Buying here means betting on an area that is still young but being actively built out by a state developer.

25/75 payment plan running to April 2031

The payment structure follows a 25% during construction, 75% on handover split. A 5% deposit is due at booking, followed by four instalments of 5% staggered through to October 2030, with the remaining 75% due in April 2031. This spread eases the burden across the five years of construction while concentrating the largest payment at handover, which in practice means off-plan mortgage financing needs to be arranged. UAE nationals get a 5% discount from Modon, non-transferable. A 50,000 AED expression of interest (EOI) deposit secures a position ahead of the September 2026 launch. The property is sold freehold, open to foreign buyers.
