About this project

A fashion group hands its first tower to Pininfarina's design studio

330 residences, 40 floors of housing sitting on a five-level podium and three basement levels: IL Vento marks the first project from Kora Properties, the real estate arm of Apparel Group. The site sits in Dubai Maritime City, the peninsula reclaimed from the sea between Port Rashid and Dubai Islands. Handover is set for 15 December 2029. The design comes from Pininfarina Architecture, the architectural offshoot of the Italian coachbuilder known for its Ferraris. Sales run exclusively through One Broker Group. For investors, the appeal of this deal rests as much on the building's design pedigree as on the unusual profile of the company funding it.

Apparel Group moves from retail racks to concrete

Apparel Group belongs to AppCorp Holding, a conglomerate founded in 1996. The group runs more than 2,500 stores and over 85 brands, with more than 27,000 staff across 14 countries. Its financial footing isn't in question. Its track record as a developer, on the other hand, still needs to be proven: the brochure touts "25 years of trust" and an integrated developer model, but those years come from retail, not from delivering residential towers. IL Vento will effectively serve as a real-world test. A cautious buyer should check the escrow account registration with RERA and confirm the name of the main contractor before signing anything.

Pininfarina draws a facade angled toward the Gulf

Pininfarina Architecture builds its reputation on design that lasts rather than chases trends. On IL Vento, that shows up as curved lines and generous glazing that lighten the mass of a tower running roughly fifty storeys in total. The terraces face the Arabian Gulf on one side and the Downtown skyline on the other. Inside, the palette stays understated: light natural tones, wood, stone and textured materials. Living rooms get floor-to-ceiling windows, a detail that matters on a peninsula where sea views drive most of the rental value. The Italian studio also brings a name recognized worldwide, a useful selling point when it comes time to resell to European buyers.

From one-bedroom units to three-bedroom penthouses

The offering keeps things simple with four unit types: one, two and three-bedroom apartments, plus three-bedroom penthouses. There are no studios, so this isn't aimed at the entry-level furnished rental market. That choice points the tower toward tenants who tend to stay longer, working couples and expat families chief among them. The floor plans keep a clear separation between living areas and bedrooms. The penthouses occupy the top floors and get the most polished renders in the brochure, complete with a master suite and a spa-inspired bathroom. With 330 units in total, density stays moderate for Maritime City, where several neighboring towers top 500 units.

Spa, sky garden and access to a yacht berth

A sea-facing infinity pool anchors the podium's amenities. It comes with a spa pavilion housing a sauna and shared jacuzzi, a yoga studio and an outdoor yoga deck. Fitness facilities split between an indoor gym and an open-air one, both linked to jogging tracks. A sky garden rounds out the offering at height, giving residents outdoor space away from street noise. For families, the project includes a children's pool, a kids' club and a playground. The brochure also mentions access to a yacht berth and the marina walkways, a detail worth confirming in the contract since it usually depends on a third-party operator.

Fifteen minutes from Downtown, twenty from the airport

According to the developer, Downtown Dubai and the Museum of the Future sit 15 minutes away by car, J1 Beach 16 minutes, and Dubai International Airport (DXB) 20 minutes. These figures assume smooth traffic on Sheikh Rashid Road. Maritime City remains a work in progress: local shops and schools are arriving alongside new handovers, and neighborhood life won't really settle in until after 2028. Still, the proximity to Port Rashid, the cruise terminal and Dubai Islands supports rental demand. Freehold status means the purchase is open to foreign buyers without restriction. Facing dense competition on the peninsula, IL Vento leans mainly on its Italian design credentials and a developer backed by a listed group.
