About this project

Just 171 units, while neighbours stack up several hundred

A1LA Residence counts 171 units, a modest figure for Al Reem Island, where several recent schemes exceed 400. Object One Real Estate Development has stacked a basement, ground floor, two podium levels, seventeen residential floors and a roof, the B+G+2P+17+R formula printed on the brochure. Handover is set for the fourth quarter of 2028, with a target date of 30 December. The building faces Reem's inner canal, the Gate District and Al Fay Park. La Sorbonne Abu Dhabi sits one minute away. The whole scheme is sold freehold, as is the case across the island.

A small footprint against Reem's giants

Comparing A1LA with neighbouring projects puts its positioning into perspective. The District by Reportage Properties houses 874 units on 1.46 hectares, while Radisson Residences offers 437. A1LA stays under 200 units, which cuts down on crowding in the lifts, around the pool and in the car park. For a buyer, it also means fewer comparable units competing at resale or on the rental market within the same building. The trade off is well known: maintenance costs for a scheme with a cinema and two pools get split among fewer owners. This point deserves checking in the owners' association budget before signing.

Rounded balconies and a name drawn from "Ayla"

The name comes from "Ayla," which the developer translates as a soft heavenly glow. In practice, this concept shows up on the facade: curved lines, rounded balcony corners and large glazed surfaces, a departure from the straight edged towers that dominate the island. Inside, the brochure promises neutral tones and natural textures, without naming suppliers or materials. No architecture firm is credited in the documents reviewed. The A1LA spelling follows Object One's house convention of slipping a "1" into its project names (AUREL1A, V1STARA, ALTA V1EW), all located in Dubai.

From one bedroom units to three bedroom duplexes

The scheme covers one, two and three bedroom apartments, along with two and three bedroom duplexes. The brochure attaches the numbers 8 and 11 to the duplexes, suggesting they account for roughly twenty units out of 171 and remain a minority offering. Floor plans show living rooms opening onto dining areas, with zoning that separates bedrooms from living spaces. The one bedroom units are clearly aimed at professionals and teachers drawn by La Sorbonne, the Al Maryah business district and Reem Hospital. The three bedroom duplexes target expat families wanting house like space without leaving the island.

Pool and cinema perched on the 17th floor

Amenities are spread across three distinct levels. The podium's first floor groups the main pool, a children's pool, a beach area with sun loungers, a gym, an outdoor sports court, a barbecue area and an open air lounge. The second level houses the clubhouse and an indoor children's play room. The 17th floor brings together the sky pool, a panoramic terrace, a yoga and Pilates studio, a cinema room and a games room. Placing the cinema and yoga studio up top, rather than in the basement, is an unusual choice that takes advantage of the canal views. Parking spans two levels and includes spaces reserved for people with reduced mobility.

One minute from La Sorbonne, driverless taxis downstairs

The plot sits one minute from La Sorbonne Abu Dhabi and two minutes from Reem Hospital. The Galleria on Al Maryah Island is nine minutes away, Sheikh Zayed Grand Mosque fifteen, and the Louvre Abu Dhabi on Saadiyat seventeen. The brochure highlights the self driving taxis run by WeRide with Uber, already operating on Reem and Al Maryah. This point matters less for a property's underlying value, but it confirms the island's role as a testing ground for the capital's urban services. The developer also cites average rental yields of 6 to 8 percent for one and two bedroom units on Reem, a marketing figure worth checking against recent transaction data.
