Two heights, one shared podium: Peak Summit's formula for JVC

Seven floors separate the two buildings that make up The Orchard Place. Tower A has 23 residential levels, Tower B has 30, and both sit on a ground floor plus four parking levels. Peak Summit Real Estate Development has grouped all the amenities on this shared base, which also functions as a raised garden between the two towers. Handover is scheduled for 31 March 2027, on a freehold title. The project forms phase 2 of the wider scheme, alongside a third, lower tower, Tower C, which is sold separately. For an investor, what matters here is less the height of the towers than how the developer has split the uses across the podium.

Four parking levels and 543 spaces

The brochure lists 543 parking spaces spread across four podium levels, including EV charging points. This ratio matters in an area where parking is a frequent friction point for tenants. Each tower has its own lobby and retail space at ground level. The developer describes a tower "built to New York standards," a catchy line the documentation doesn't back up with specifics (no code or architecture firm is named). The facades are described in generic terms, citing modern technology and quality materials. It's worth judging the final technical specifications rather than the marketing line.

From studio to duplex penthouse with private pool

The unit mix spans the full range: studios, one and two-bedroom apartments, three-bedroom duplexes, and three-bedroom penthouses in both single-level and duplex layouts. Units are handed over furnished and fitted with appliances. The top floor of each tower holds penthouses whose terraces include a private pool. Other units have balconies but no individual pool. This tiered offering targets both short-term rental demand on the smaller units and families or owner-occupiers on the duplexes. Three-bedroom duplexes remain uncommon in JVC towers, where studios and one-bedrooms tend to dominate.

25-metre pool with central island

The centrepiece of the podium is a 25-metre infinity pool, split in the middle by a small island. The surrounding deck includes sun loungers, some built directly into the pool deck. The kids' pool sits next to the play area, letting parents keep an eye on children without leaving their lounger. On the Tower B side are also changing rooms, a hammam, and a landscaped area with an outdoor fireplace. The gym, on the Tower A side, opens onto a terrace set aside for yoga and stretching, with saunas and four hammams in total. A padel court rounds out the sports offering, right next to the changing rooms.

App-based bookings and a two-level kids' club

Peak Summit is betting on digital management of the shared spaces. The two barbecue areas, set in a corner of the plot, and the padel court are booked through a residents' app. The kids' club spans two levels, with an indoor section and an outdoor play area, plus an outdoor cinema planned for younger residents' evenings. A shared lounge with communal tables and a kitchenette doubles as coworking space and an events room. The entrance lobby pairs a green marble reception desk with wood panelling and a ceiling with integrated lighting. A concierge service and 24 hour CCTV round things off.

Three parks on the doorstep, Circle Mall six minutes away

The plot is bordered on three sides by JVC green spaces, including Circle Community Park and District 12 Park. Circle Mall is six minutes away and a nursery four minutes, according to the brochure. The school cluster, Brighton College, Bloom World Academy, GEMS Founders, GEMS Al Barsha, and Dubai Heights Academy, is about 14 minutes away. Al Khail Road and Sheikh Mohammed Bin Zayed Road serve the site: Sports City is 11 minutes away, Palm Jumeirah 18, Mall of the Emirates 20, and Dubai International Airport (DXB) 25. Al Maktoum International, at 30 minutes, is gaining relevance with the planned expansion of Dubai South. There's no metro station within walking distance, the usual limitation for JVC.
