About this project

Two office towers and one residential tower on a shared base

Radiant Bridges comprises 234 office units and 226 homes. For a project sold on Al Reem Island, that ratio stands out, since the island has largely developed around purely residential towers. Radiant Real Estate has split this program across three towers set on a common podium: one holds the apartments, while the other two, Tower A and Tower B, are dedicated to Grade-A office space. Each tower sits on three basement levels, a commercial ground floor and five podium levels, then rises between 22 and 26 storeys. The plot carries the reference RT3, in the City of Lights district, facing the canal. Handover is scheduled for 30 May 2029, on a freehold basis.

More offices than apartments

The brochure lists 108 office units in Tower A and 126 in Tower B, all ranging from 609 to 1,927 square feet (roughly 57 to 179 sqm). These sizes suit law firms, representative offices and small and medium businesses rather than headquarters for large corporations. Five retail units, from 1,043 to 4,555 square feet, occupy the ground floor. For residents, that means a sizeable daytime population at the foot of the building, along with the foot traffic and activity that come with it. The brochure mentions separate lobbies, a detail worth confirming on the floor plans, since it determines whether office and residential flows actually cross paths.

Seven in ten homes are studios or one-bedrooms

Of the 226 residences, 85 are studios and 73 are one-bedroom apartments, together making up 70% of the total. Studios range from 311 to 636 square feet, roughly 29 to 59 sqm, a wide spread suggesting several distinct floor plans. The 25 two-bedroom and 37 three-bedroom units round out the family offering. Curiously, the upper end of the two-bedroom range (2,207 square feet) exceeds that of the three-bedrooms (1,715), which points to some two-bedroom units carrying large terraces. At the top, six three-bedroom duplexes span from 2,114 to 4,224 square feet, or up to roughly 392 sqm. This mix is clearly aimed at renters, singles or couples, chiefly employees working in the neighboring offices and on Al Maryah Island.

RT3, between The Galleria and Reem Mall

The plot sits in City of Lights, the southwestern part of the island facing Al Maryah Island across the canal. The Galleria and the ADGM financial district are given as five minutes away, as are Reem Mall, Reem Central Park and Sorbonne Abu Dhabi. The location plan also places Cleveland Clinic and Abu Dhabi Mall within that same five-minute radius. For families, Repton School is listed at three minutes away, a detail that matters to buyers of three-bedroom units. Saadiyat Island and the Eastern Mangroves are ten minutes off, and Corniche Beach twenty. These are the developer's own drive-time estimates, outside peak hours.

Radiant adds an address to a tightly focused portfolio

Radiant Real Estate builds almost exclusively on Al Reem Island. The brochure's site plan places six other projects from the brand around Radiant Bridges: Radiant Square, Radiant Garden, Radiant Atrium, Radiant Marina Towers, Radiant Elite and Radiant Waves. This concentration works in the buyer's favor: it's possible to visit already occupied buildings from the same developer just a few streets away and judge how well the common areas have held up. There's a flip side too, as several Radiant projects are landing in the same rental micro-market around the same time. Radiant Bridges, however, is the first in the series to combine offices and homes at this scale.

Fitted kitchen and washer included at handover

The spec sheet lists a built-in refrigerator, an integrated washing machine, an oven and a cooktop delivered with each home. For a landlord, that's one less expense when preparing a unit for rent, especially for a studio. The common areas remain fairly standard: a pool on the podium deck, a shared gym, landscaped terraces, a children's play area and covered parking with EV charging points. None of these amenities really sets the project apart from its neighbors on the island. Its main selling point remains the mix of uses and the canal view, not the leisure offering.

5% on booking, half due at handover

The standard payment plan is a 50/50 split with a 5% deposit. In practice, buyers pay the first half of the price in installments during construction, then the balance at handover, expected in May 2029. There's no post-handover payment plan, unlike some competing Abu Dhabi projects. The low entry ticket appeals to investors looking to position themselves early, but the 50% balance implies either bank financing or a resale before completion. Offices are sold exclusive of VAT, a point to factor into the calculation for a buyer who isn't VAT-registered.
