About this project
No apartments, no units: Radiant is selling whole office floors here
Radiant Legacy is marketing a single format: the full office floor, roughly 14,500 square feet, or close to 1,350 sqm per plate. On Reem Island, where almost every recent launch has been residential, this stands out. The developer, Radiant, is positioning the tower as a Grade A office building aimed at corporate headquarters and investors. It sits within the Abu Dhabi Global Market (ADGM), the emirate's financial free zone. The launch date, the expression of interest (EOI) amount, and the technical specifications have not been released yet. At this stage, the project amounts to a clear commercial proposition and an address.
A 1,350 sqm floor as the minimum unit
The decision not to subdivide floors changes the nature of the purchase. Buyers are not acquiring a 100 sqm office to lease to a small firm, but an entire level managed as a standalone asset. For an end user, 1,350 sqm corresponds to a workforce of several dozen employees, possibly more depending on the occupancy ratio used. For a landlord, it means a single tenant, or an internal split that has to be negotiated independently. This format cuts down the number of co-owners in the building, which in principle simplifies governance. It also rules out smaller entry tickets.
Within the ADGM jurisdiction since the 2023 expansion
The ADGM originated on Al Maryah Island, the neighboring islet home to the Abu Dhabi Global Market Square towers and much of the capital's financial sector. In late 2023, its jurisdiction was extended to cover all of Al Reem Island. In practical terms, a company based in Radiant Legacy falls under the ADGM framework, built on English common law, with its own registry and courts. For a fund, an asset manager, or a fintech, this detail often matters more than the view or the lobby. Reem Island thus offers an alternative to the Al Maryah towers without stepping outside that regulatory framework.
Who buys a whole office floor
The developer is targeting two profiles, and they come with different expectations. The first is the company that wants to own its headquarters rather than lease it, locking in its real estate cost over time. The second is the investor, often a family office or a wealth management structure, looking for a commercial asset leased to a single tenant. The individual buyer who typically picks up a two bedroom unit on Reem to rent out is not the intended audience here. The entry ticket, running into the tens of millions of dirhams, does the filtering on its own.
Radiant steps outside its residential track record
Radiant made its name in Abu Dhabi through housing projects, several of them on Reem Island. Legacy marks a shift into a different category: an office building sold by the floor doesn't follow the same technical standards or attract the same buyers. The Grade A label generally implies column free floor plates over a wide area, generous ceiling heights, efficient air conditioning, and enough elevators to handle peak hours. The developer has not published details on any of these points yet. Experienced buyers will want to see the specifications before taking a view on whether the Grade A classification holds up.
Launch and EOI: the timeline is still unwritten
Radiant states that the launch date, the EOI amount, and other detailed information will be shared later. No handover date has been put forward so far. The architect's name, the tower's height, and the number of floors being offered for sale also remain unknown. For an investor, the current phase mainly serves to get on an interest list and line up the questions that matter: service charges, parking allocation per floor, and the payment schedule. The answers to those questions will show whether Radiant Legacy lives up to its stated positioning.

Radiant
Founded in Abu Dhabi in 2022 by brothers Nasser Amer Omar and Ahmed Amer Omar, Radiant Real Estate has quickly assembled a line-up of eight branded towers centred on Al Reem Island. While many investors default to Dubai, Radiant offers a way into the capital's waterfront housing market, with off-plan entry points from AED 603,000 at Radiant Bridges. This guide reviews the developer's background, projects, build philosophy, delivery record and the practical questions to ask before you buy.
